CREEVAGH HEIGHTS & SEAN DOLAN’S GAC, DERRY

WHILE THE SCALE OF THE PROJECT REQUIRED NINE PHASES OF DEVELOPMENT, P&K MCKAIGUE SUCCESSFULLY ACHIEVED A COHESIVE LOOK AND FEEL THROUGHOUT CREEVAGH HEIGHTS AND SEAN DOLAN’S GAC… COMPLEMENTING THE ESTABLISHED CHARACTER OF THE SURROUNDING AREA

Involving an expansive site and large number of units, the Creevagh Heights and Sean Dolan’s GAC project was constructed in nine phases by main contractor P&K McKaigue. Contractor-designed elements included drainage works, foundations, cut-and- fill excavation works, precast slabs and stairs, public roads, retaining walls, external cladding, landscaping, playpark equipment and surfacing, external railings, a vehicle restraint system and lift installation. The end-user was considered throughout the longevity of the construction works to ensure the success of an important project within the socially-deprived Creggan area. Throughout contract works, P&K maintained focus on ensuring contractor- designed elements satisfied all specifications and drawings stipulated

by the client. Early planning with the statutory authorities and relevant utilities ensured that utility applications, licences, on-site meetings, payments and eventual approvals and issue of the relevant utility and roads/drainage installations were dealt with as early as possible. Bonds were taken out for the roads and drainage and were cleared and revised as the phases progressed. An A161 drainage design was completed and submitted to NI Water early in the project and was accepted with minor alterations returned on drawings. Existing NIE cables running along the new Sean Dolan’s building within the site required diversion. The variety of house types and the relationships between them, the streets and open spaces have all been designed to conform to an overall site character and contribute significantly to the quality

and identity of this new residential environment. Padraig McKaigue, Contracts Director, said, “The site layout demonstrates an appreciation for local character and a sense of place. “All houses are located and orientated to front onto existing and proposed roads and open amenity space to represent an attractive outlook with a variety of typologies introduced. “This is to allow the spaces between houses to include tree-lined avenues, crescents, courtyards and lanes and greens, with emphasis given to corner sites via the placement of larger dwellings and change in materiality. “Furthermore, the scale, layout and density of the development is in keeping with the established character of the surrounding area and designed to have least impact on the neighbouring properties.”
