5 TRICKS FOR INVESTING WITH CONFIDENCE EVERY TIME

As investors, we have to live with a degree of uncertainty. Real estate has far fewer ups and downs than something like the stock market or cryptocurrency, but sometimes unexpected stuff pops up. Knowing that can make pulling the trigger on a new property feel pretty scary. I’ve seen plenty of investors get too timid with their money and miss out on great deals because they’re nervous. That lack of confidence can kill your portfolio. But how do you get over the nerves? I’ve been doing this for 30 years, and I’ve come up with some strategies that keep me confident. And when I say confident, I mean it! When I see a property that checks all my boxes, I won’t call my lender, or my lawyer, or my accountant to ask what they think. I’ll make an offer, sight unseen, using a ton of earnest money — even if I don’t know where the money is coming from yet. You can have that level of confidence, too, if you try these five tricks. • Trust the process. This is my No. 1 secret to confident investing. I’ve spent decades learning the ropes of real estate in the heartland. I messed up a few times in the beginning, but now I have a process for selecting properties. It stems from all kinds of factors, including the location, age, and condition of the property, and what we can realistically do with it when we take it over. These days I’m rarely wrong about a deal. If you’re working with me, you can skip all that trial and error. As long as you trust my process (which I think you should, but hey, I’m biased!), you can always invest with confidence. • Make goals. I set goals for myself, my business, and my family. Then I map out the steps to achieve them. Keeping my path and purpose in mind helps me move forward with confidence. Speaking of which ... • Measure your progress. Goals aren’t all that helpful or motivating if you have no idea how close you are to reaching them. You also can’t measure your progress by saying, “Well, hopefully I’ll finally get there!” You need to keep track of your KPIs (key performance indicators) like property values,

revenues, and more. Personally, as long as I’m making 1% gains every day toward my targets, I’m confident I’m on the right path.

• Remember that downturns are temporary — and they’re inevitable no matter how cautious you are. This right here is a big one, because bad investment performance news will come your way eventually. It just will. The other day, I got a call telling me a swimming pool at one of our properties needs new mechanical equipment. Did I budget $15,000 for pool repair this year? Heck no! But this is a freak incident, so I won’t let it scare me off of future investments, even if I don’t hit my targets this month. Basically, bad news is inevitable, but you can’t let that shake your confidence! You’re not in control of those nasty surprises, and they’ll pass. My team and I will get that pool fixed up, and we’ll move on. You can stay confident by taking bad news in stride and reminding yourself it’s part of the learning experience. Your long-term gains will make up the losses. • Celebrate the small wins. When you hit a key milestone, celebrate! Patting yourself on the back keeps you confident, and you don’t have to wait until you achieve the big target to do it. A lot of guys are really hard on themselves and play the comparison game, but that will keep you frustrated and disappointed for life. Instead, celebrate a job well done, and push yourself to reach the next party.

Convinced of the benefits but not sure where to turn to learn? Try these two sources.

While you may be happy for the years of wisdom you’ve gained since being in your 20s and 30s, you might be missing the mental sharpness you once had. Why not have the best of both worlds?

Most colleges are designed with the traditional, 20-something college student in mind, which may not appeal or be a great fit for adults in their 50s, 60s, and beyond. But many universities are starting to cater to an older crowd with lifelong learning programs. One example is the Osher Lifelong Learning Institute at the University of Washington (UW). UW’s program offers a full course schedule on subjects in the arts, sciences, and current events taught by qualified faculty and provided at an affordable rate. There are over 100 such programs at universities across the U.S. Have a longtime dream to write children’s books? UC San Diego Extension has a certificate program for that! If you’re looking to dive into a single subject or perhaps you’d like to continue working in retirement or shift gears later in your career, certificate programs are a great option. No previous education is required. Most certificate programs are open to all, typically run for less than a year, and easily accommodate part-time learners.

Scientists have found that the human brain changes with age — neurons fire more slowly, for example, and

short-term memory recall can be more challenging — but that we often underestimate our capacity to continue learning as we grow older. Negative stereotypes about aging can reinforce these beliefs. However, new research is showing that older adults who’ve committed to immersive study of a new subject show brain function akin to someone 30 years younger. This goes beyond the tired advice to do a crossword puzzle or work a sudoku puzzle every day. The participants in this research study were learning entirely new-to-them subjects, like how to speak a foreign language, use a new piece of technology, or make art.

Celebrate your years of hard-earned wisdom but commit to keeping your brain young by going back to school this fall.

With a big lever and a long fulcrum, you can use a small amount of force to move an astronomical amount of weight. For investment partners like Gerardo Ramirez, who invests in multiple properties with me, I am that lever. He had some nightmares with properties he owned in Michigan and Florida, which is why he says, “I don’t know why I keep learning these lessons the hard way. I’m going to get my money out of those other properties and just invest it with YOU … because YOU do everything, and I don’t have to do any WORK!”

10 CRAZY (BUT TRUE) FACTS ABOUT THE IOWA STATE FAIR

Last year in our August newsletter, we introduced you to the Iowa State Fair — an annual shindig famous for its patriotism, politics, food on a stick, and 600-pound cow carved out of butter (yes, really!). This year, the fair will run from Aug. 12–22, and in its honor, we thought we’d share a few more crazy-but-true facts about it. 1. Over the years, ISF has buried two time capsules at the fairgrounds. The first was buried in 1954 and will be unearthed in 2056. The next went into the ground in 1986 to commemorate the fairgrounds’ 100th birthday and will be opened in 2086! 2. The ISF features more than 60 foods on a stick, including jalapeno corn dogs and chocolate-covered frozen s’mores. 3. The first ISF was held in 1854 — 20 years before America’s great westward movement started. 4. Back in 1929, Iowa kids sent in nearly $1,000 in coins to raise money for ISF’s very own baby elephant . The elephant was named Baby Mine, and 25,000 children greeted him at the fairgrounds when he arrived! 5. The budget for the very first ISF was only $323 . 6. The ISF has published its very own cookbooks of prize-winning recipes since 1983. Now, one is released every other year. You can order the 20th-edition cookbook (published in 2020) at BlueRibbonFoundation.org. 7. The fair is famous for weighing all kinds of animals during competition. The heaviest-ever pigeon weighed in at 2 pounds and 7 ounces in 2014! 8. Back in the day, ISF used to entertain people by crashing full-size trains into each other. They did this in 1896, 1922, and 1932. 9. Nine presidents have walked the aisles of the ISF, including President Joe Biden (he was partial to the ice cream). 10. The butter used to sculpt the butter cow is frozen and stored between fairs. The same butter can be used up to 10 years in a row. The moral of this story? Don’t lick the cow!
