Key Highlights From April’s Housing Market Report The median sales price for single-family homes rose 6.4% year over year to $1,170,000, marking a 0.9% increase from March. In contrast, condo prices saw a slight dip of 4.4% year over year, with the median price settling at $505,000. However, condos did experience a small 1.0% month-over-month gain. Homes also took longer to sell in April compared to last year. The median days on the market for single-family homes was 29 days, and condos stayed on the market for a median of 43 days. New single-family home listings priced between $600,000 and $999,999 saw a notable increase of 26.8% year over year, totaling 123 listings. However, the $1,000,000 to $1,299,999 price range experienced a 20.9% drop in newlistings, with 72 properties added. Condo listings surged by 29.7% year over year, totaling 851 new condos. Nearly 60% of these listings were priced at $599,999 or less. The housing market on Oahu showed slower sales activity in April, with single-family home sales down 8% and condo sales falling by 8.4% compared to last year. However, the market saw an uptick in new listings, giving buyers a broader selection of home options. There were 366 new single-family home listings and 851 new condo listings, a significant inventory increase over recent months.
