This day is a great example of everything I believe in, so it’s pretty cool that it made it on the calendar! Giving everything you have doesn’t mean you won’t

face obstacles — whether it’s a complex legal case or a personal setback. However, it does mean that when those challenges arise, you face them head-on, knowing that you’ve got the tenacity, creativity, and drive to find a solution!

Protecting Your California Real Estate

Did You Know? Did you know that Prince passed away without a will, leading to a lengthy probate battle over his $156 million estate? It’s true! Even celebrities like James Brown and Aretha Franklin left complicated estates that took years to resolve. PROBATE CASES CAN INVOLVE UNCLAIMED ASSETS In some probate cases, long-lost or unknown heirs suddenly appear when a will is contested. Treasure hunters and genealogists even specialize in tracking down heirs for estates with unclaimed assets! OUTDATED WILLS CAN LEAD TO COMPLICATIONS Sometimes, people forget to update their wills, which creates a mess. Family dynamics can shift over time, and outdated wills may leave assets to people no longer close to the deceased or exclude new family members.

How a DAPT Can Shield Your Assets

A Domestic Asset Protection Trust (DAPT) is a useful tool for California real estate investors who want to shield their assets, but it’s important to note that California does not recognize DAPTs. This raises the question: How can you utilize a DAPT to protect your California real estate portfolio? The answer lies in leveraging states’ laws that permit DAPTs, allowing you to create a structure that protects your real estate assets from potential creditors and litigation. ESTABLISHING A DOMESTIC ASSET PROTECTION TRUST THROUGH A LIMITED LIABILITY COMPANY A DAPT is a self-settled irrevocable trust, meaning assets (such as real estate) are no longer formally owned by you. The most tremendous benefit comes if you are personally sued. While holding California real estate in an LLC formed in another state is beneficial for asset protection purposes, there is no guarantee a judge will respect the reverse piercing protections of these LLCs, and your real estate within the DAPT could still be at risk. The protection is almost guaranteed if a DAPT owns the LLC that holds your California real estate. Of course, a DAPT will shield you from potential litigation arising at a rental property or other properties held within the DAPT. Because California does not recognize these, you would need to establish them in one of the states that do and then transfer the LLC into the DAPT formed in that same state. Using an LLC to own California real estate investments is a common decision to separate property owners from the actual operations and risks associated with an extensive portfolio. This shields you from future creditors, litigation, and other financial issues that you would otherwise be exposed to if you did not establish a DAPT for your California properties. Ingredients • 2 tbsp olive oil • 1 onion, diced

• 2 cups chicken broth • 1 (14-oz) can diced tomatoes • 1 cup uncooked long-grain white rice • Juice of 1 lemon • 1/2 cup feta cheese • Salt and pepper, to taste

• 2 cloves garlic, minced • 2 lbs boneless, skinless chicken breasts, cubed • 1 tsp dried oregano • 1 tsp dried thyme

Directions 1. In a large skillet over medium heat, heat olive oil and sauté onion and garlic until softened. 2. Add chicken, oregano, and thyme and cook until the chicken is no longer pink, about 3–4 minutes. 3. Pour in chicken broth, diced tomatoes, and rice. Bring to a boil, then reduce heat to low and cover. Simmer for 15 minutes or until the rice is cooked through. 4. Stir in the lemon juice and feta cheese, then season with salt and pepper.

Get in the Game Score Big With Family- Friendly Touch Football FOLLOW THE RULES Before you start playing, ensure both teams agree on the rules. There are obvious ones, like where the end zones are, how many points a touchdown is worth, and how many downs each team has — either to get a touchdown or, space permitting, a first down. You also must determine what constitutes a player as “down” — when one or two hands touch the player with the ball, whether they need to be touched on the torso or anywhere, etc. You also have to decide if a team doesn’t score, whether the opposing team takes over from where the ball ended up, or whether each team has a set starting point for each drive. MAKE BALANCED TEAMS To get started, create two teams among your family, with at least two players on each team. While letting kids choose their teams is fine in most cases, remember that the more balanced the teams are, the more fun everyone will have. If you have an uneven number of players, you can follow an old playground rule and have one of the older players be the quarterback for both teams, ensuring everyone gets to play while the game remains balanced. Once you form teams, create the playing field by setting up small cones or beanbags to mark boundaries and end zones.
