In early March, Atkins also negotiated a 5,400 s/f lease with Mid Atlantic Retina in one of the community’s retail buildings. In addition to its slate of healthcare tenants, the prop- erty has also attracted a diverse blend of traditional retail ten- ants such as Bison Coffee Com- pany, Strive Physical Therapy and Sports Rehabilitation, and PetCheck Animal Urgent Care. “In today’s tight medical office market, it has become increasingly di f f icul t for healthcare tenants to find well-located, class A space that suits their specific needs,” said Bob Atkins , managing part- ner of Atkins Companies. “The ongoing success of our medical office leasing at Washington Square Town Center speaks to the tremendous unmet de- mand in the local market and the unique value proposition

Eric Lewin & Jeff Volpi consummated a lease of 38,537 +/- s/f at 815 Fairview Ave. in Fairview, NJ to PJ Ware - house, Inc., a home & office furniture wholesaler. This industrial unit features: 26’ ceilings, 3,600 +/- s/f of office space, six tail-board doors and 1 drive-in, and ample parking. “The location, loading and high ceilings allows PJ to easi- ly service their broad customer base in the NYC & Northern NJ areas,” said Lewin. Negotiated less than a year after the health network signed a lease for 7,000 s/f, the latest transaction will have Axia occupying the entire 10,000 s/f building. Initial plans for the property also envisioned the construc- tion of 30,000 s/f of ground- level retail spread across three 10,000 s/f buildings. However, following the successful lease- up of the site’s 40,000 s/f Roth - man Medical Building and continued unmet demand for medical office space in the local market, Atkins and Woodmont adapted their plans to reorient

Washington Square Town Center cology, and fertility centers with locations across the Northeast. As the construction of the new building progressed, Axia rec- ognized that potential existed to further expand their services and delivery of care through a larger presence in the commu- nity. Capitalizing on the prop- erty’s accessibility and adapt- ability, Axia decided to lease

the entire third retail building to healthcare usage. Shortly after the building was repositioned to fit the needs of healthcare tenants, in July 2020 Atkins pre-leased 7,000 s/f to Axia Women’s Health, a fast-growing network of OB/ GYN physicians, breast health centers, high-risk pregnancy centers, laboratories, urogyne-
