tutional investment groups of the world. I focused my whole business model on this goal. I have now done deals with Prologis, Link Logistics, Centerpoint, Ter- reno, Duke Realty, Penwood, Xebec, EverWest, and sev- eral others. What unique qualities and or personality do you feel makes you most successful in your profes- sion? My ability to hear no mul- tiple times from sellers and continue to press on. I have learned that no one is a seller until they are. This has led to continued success in my career.
hat is your great- est professional accomplishment?
Who do you feel was most influential in your life when choosing this profession? My grandfather was in- fluential in choosing this profession. I know that com- mercial real estate broker- age was a field I was inter - ested in, and I was fortunate enough that he made an introduction to NAI James E. Hanson. What outside activities do you enjoy during you free time? I am an avid sports fan and play soccer multiple times a week to maintain an active lifestyle. MAREJ

My greatest professional accomplishment was the sale, repositioning and leas- ing of 7300 West Side Av- enue for Link Logistics. It showed the ability to com- plete an off-market sale at a market high price (at the time), walk them through the value that can be added to the building, then lease the property for a return that worked very well for Link. Who or what has been the strongest influence in your career? Scott Perkins has had the
strongest influence in my career. He had an incredible vision on how I could have some success early on in my career, and he has helped me every step along the way.
What were some of your early goals and did any- thing happen to change them? Early in my career, I want- ed to do deals with the insti-
Kyle Danielson, Horvath & Tremblay "The three qualities I strive to be are, hardworking, efficient and ethical"
The three qualities I strive to be are, hardworking, ef- ficient and ethical. During transactions I always put my client and my relationship my client first; because a reputa - tion takes years to build, and can be ruined in a matter of seconds. As a result, a num- ber of clients have turned out to become some of my closest friends. Also, I am also noted by some of my peers for having “old school” tenancies which I believe has led to my success. For example, I thank clients by writing hand-written notes and sends small gifts around the holidays/ deal closings. What outside activities do you enjoy during you free time? I enjoy traveling, trying new restaurants, working out and playing golf. What inspiring word of advice would you give to a young executive graduat- ing from college? You have 20 years to learn it, 20 years to earn it and 20 years to burn it. So, get into an industry that you’re passionate about and start learning! MAREJ

My father is a real estate at- torney and advised I look into potential pursuing a career in commercial real estate. I ended landing an internship a company that purchased nonperforming loans all across the country. It was a great learning experience, as I got my feet wet in all asset classes (Retail, Industrial, Multifam- ily &Hospitality) and my day- to-day job included managing, leasing and selling the com- pany’s portfolio. I ended up interning at this company for two years throughout college. I was entering the job force, knowing that I wanted to get into brokerage, one of the partners of the firm I interned at advised that I reach out to Bob Horvath, as he’s done some work with him on a few transactions the past. My fa- ther, also advised me to reach out to Bob, as he as received his closing post cards for years. From there I connected with Bob and his team, and the rest is history. What unique qualities and or personality do you feel makes you most suc- cessful in your profession?

tion? My most notable deal was the sale of a new construc- tion Chase Bank in Prince Frederick, MD. We were given the assignment from a de- veloper to sell the asset on a forward basis, where the rent wasn’t set to commence for four months and the ten- ant wasn’t expected to take occupancy of the building for another six months. There were numerous obstacles that we had to overcome along the way, also not to mention, we were selling this in the middle of COVID. However, at the end of the day the Buyer was able to satisfy their 1031 exchange, and we achieved record pricing for the Seller, transacting within five basis points of our listing price. The property sold for $5,555,000 at a 4.05 Cap. Who or what has been the strongest influence in your career? My partner Bob Horvath has been my strongest influ - ence. Bob is a workhorse. He is the first to arrive and the
last to leave. He has taught everyone in the office that this business isn’t rocket science; it all boils down to how hard you are willing to work. Bob leads by example, never taking his foot off the gas from the second he steps into the office, until the moment he leaves. He demonstrates this high level of work ethic, because he wants his peers around him to suc- ceed and always states, if you take your foot off the gas, you will get run over by your com- petition. One of Bob’s greatest qualities is his ethics. In and out of the office, he is always doing what is morally correct, and always treats everyone
(From his top developer client, to a new broker calling on one of his listings) extremely fair and equal. By sitting right next to Bob the majority of my career, I can attest that he is one of the main reasons for my success. Tell us how and when you began your career in the profession you are in, about your current posi- tion and why you choose the field/profession you are in today? As a junior at Dickinson Col- lege, part of my major require- ment was that I had to partici- pate in a summer internship.
