The Property Market during a waiting gam

It may seem like history now, but casting our minds back to the early months of 2024, election talk dominated the news and current affairs programmes . Once the election had been announced and a new government formed with a huge majority, another waiting game started as the market anticipated the Labour October budget. Two momentous events which in previous times would have virtually brought the property market to a standstill. However, it seems that despite the vagaries of the political world, the public are forming their own views about property. You could say these are cynical views, but I would prefer to use the word pragmatic. In other words, they are concluding that we

continue to live in a world that presents a picture of a difficult ever-changing scene, and you may just as well ’get on with it’ rather than wait for better times. Given these circumstances, what could be more re-assuring than the certainty of bricks and mortar? This was apparent throughout all our auctions during the year where we achieved an extremely high success rate. However, these results were not easily won. Realistic initial conversations with our clients regarding price guides and marketing strategy were the order of the day. Regular reporting to the client during the marketing period and any necessary tweaking of the price often provided

stimulation to the market. And, perhaps not surprisingly, many clients took the opportunity to accept good offers prior to the auction. From my comments, you will perceive that the property market during these ‘waiting periods’ was not for the faint-hearted. It required determination by the client and expert advice from us as auctioneers throughout the whole process. Having said all this, the auction world is full of surprises, as you will see from the featured properties sold. And there were, as usual, some undoubted winners throughout the year. Developers, investors, and those seeking a family home were all out there looking for opportunities.

Prime HMOs and development opportunities created fierce competition in the saleroom, as witnessed by the sale of two properties for the University of Bristol in Woodland Road, Redland where the sale price far exceeded the reserve. Whatever political party is in power, housing undoubtedly remains a big issue. The shortage of suitable housing results in consistently strong demand despite the vicissitudes of the marketplace. Auctions clearly bring action in uncertain times and consistently move the world along while other methods can often be embroiled in ‘the waiting game’.

ANDREW REFLECTS ON OUR FEBRUARY AUCTION

“Back In The Saddle” It always seems a long time from our December sale to February, but we certainly started with a whopper! Having run The London Marathon in younger years I am used to long periods of effort rewarded by the elation of reaching the finishing line. The first auction of 2024 turned out to be just such an event, a real Auction Marathon as I was standing at the rostrum for nearly two hours! Hardly surprising as we had an eclectic catalogue of over 60 Lots on offer from Bath, Bristol, Gloucester, Taunton, and The Forest of Dean. Lot one, a property in Argyle Street in need of modernisation, immediately set the trend for the evening. The screen was full of on-line bidders, all the telephone lines were in operation, and, in addition, there were some proxy bids to handle as well. The bidding opened at the guide price of £150,000 and after some frenetic action, during which the telephone bidders found it difficult to keep pace, I was finally able to bring the gavel down at an amazing £260,000. A strong market for properties with potential The demand for the ubiquitous terraced period property is always ‘a given’ and such instructions are always much appreciated by auctioneers! Indeed, many of the Lots on offer were absolute gems and the enthusiasm shown for the first lot was replicated throughout the evening and not just restricted to Bristol. A first floor flat in need of a facelift situated in one of the classical Bath terraces soared past its guide price of £150,000 to sell at £259,000. All of this proves that, despite the less than cheering headlines, there is a very strong market for properties with potential. With a total of just over £7m raised from the evening I returned home, exhausted, but delighted that I was ‘back in the saddle’ and that the 2024 auction season had started so momentously! “Time Marches On” With the burgeoning of the Magnolia trees and everything in nature indicating that Spring has arrived – and with our March Auction just completed – it is a very salutary lesson to realise that a quarter of the year has almost already gone. The March sale came hard on the heels of a fantastically successful February sale and confirmed the underlying strength in the property market. However, like everything in the world at present, the property market is complex with successful auction sale prices varying from predicted estimates to some surprising results. All this proves, and underscores, the merits of the auction process as a successful medium to handle the vicissitudes of the marketplace. A bit of glamour as well… Just prior to the sale the auction team were all treated to a moment of glamour with some filming for “ Homes Under The Hammer ”. So by the time our real live auction started we were all fully pumped and ready for auction-action. The first Lot went like a dream with an investment property in Greystoke Avenue, Southmead, comprising a fully tenanted retail unit with two flats above and an income of just under £25,000, setting the standard for the evening and with keen bidding from both on line and telephone bidders the guide price of £235,000 was quickly surpassed until the gavel fell to the eventual successful buyer at £272,000. As usual our catalogue contained a plethora of properties from around the region and, as seems to be the current trend with a shortage of opportunities, many properties were sold prior to the auction. Many people simply cannot wait for the picturesque and unusual or just for a good opportunity so a stone-built garage block in Frome with planning permission to convert to an office sold for £95,000. An investor also recognised the advantage of a pre-auction offers and happily jumped at the opportunity to acquire three small flats at £240,000 possibly an ideal base for possibly attending musical or religious festivals! From Frome to Glastonbury, Bath to Gloucester the pattern was the same

“An Englishman’s garage could be his castle!”

You could be forgiven for thinking that a garage is rather a boring object but, over the years, I have perceived how these 16’x 8’ boxes, with no architectural merit, have evolved into rather good investments. Car ownership has increased exponentially and most cities with period city centres and suburbs don’t have garages, also since the pandemic people have found innovative uses for garages, offices, gyms, storage, man caves etc. Increasingly, however, blocks of garages often present the opportunity for a potential building plot. You can imagine my delight, therefore, when I had two lots of garages in the April Auction. Telephone and online bidders were again out in force… Lot 1 comprised a rank of vacant garages in Rossall Avenue, Little Stoke with a generous turning forecourt, this opening Lot had the potential to produce an income of £6,500 per annum. Swift bidding online and by telephone soon took the guide price from £35,000 to £65,000 – the price of a house in many parts of the country. Later in the same sale we had a collection of 7 single units and a detached double garage in a quiet cul-de-sac offered subject to the existing tenancies. The site had the potential for a building plot, subject to any necessary consents. Telephone and online bidders were again in action, so it was no wonder the guide price of £50,000 proved to be an academic figure and I was finally able to knock the property down at £85,000. As usual many vendors preferred to take the opportunity of good offers prior to the auction but, nevertheless, I was left with a plethora of interesting properties from around the region and was able to raise a very satisfying £4m plus from the nights work. “A bit of a carousel” Traditionally May is one of the busiest months of the year and the time when we host our most successful auctions, however, with a late spring, terrible weather, local elections, not to mention a war or two, the spring/early summer property rush seems to have been delayed by a month so that May was a more modest affair than usual but the June auction looks to be “ bust’n out all over ” to quote from the famous musical Carousel. In fact, the whole property market is a bit of a carousel, a round about of giddying opportunities flashing, temptingly, before potential buyer’s eyes. Interestingly, especially in an election year, it takes the more determined buyers to decide to jump off the carousel and buy something. This is precisely what we saw in the May auction – professional buyers made pre-auction offers sufficiently good to tempt slightly nervous vendors whilst those looking for family homes still hanging on tightly to the high horses before deciding to jump in. In such obvious cases we often extend the marketing period to give them a little more time to become comfortably re-

assured before making a large commitment. Always lovely surprises to be enjoyed…

Operating in this price conscious market requires a skill which can only be obtained by years of experience in the vicissitudes of the marketplace – a milieu which I love and, of course, in the auction world there are always lovely surprises to be enjoyed. As usual this came in a 16’x8’ lock up garage in Clifton with a tempting price guide of £25,000 the bidding raced along in £2,000 bids to a very jolly £64,000. Proving, once again, small is beautiful and, although not architecturally stunning, garages are gorgeous investments. Altogether a very satisfactory evening, testing the skills and doing what every good auctioneer should be doing and as Rogers and Hammerstein did before me “keeping the carousel going at a higher and higher speed”. “Sunshine. Warmth. Brimming Catalogue” What a wonderful month June is! Sunshine, warmth, light evenings and a catalogue brimming with excellent auction lots – no wonder I was in an ebullient mood as I set out for our June Auction. As predicted Lot 1 set us off to a cracking start, Woodbine Road, Whitehall, an ubiquitous 2 bedroomed period house in need of modernisation set the pattern for the evening with bids coming thick and fast within a few moments the guide price of £150,000 was soon surpassed to be knocked down at £219,000. But if that was not a clear indication of a vibrant evening ahead Lot 3 a large semi- detached house in corner position in Sydenham Road, Totterdown certainly got the punters going. The space, the garden and a garage is rare in this urban area so I was well employed with bids online, on the telephone as well as proxy bids. The frenetic bidding took the guide price of £240,000 at very high speed final sale price of £335,000. Not all the bidding was mercifully done at this rate, some of the out of town Lots who were determined to make me operate at a country pace! A lovely plot, the site of a former garden nursery, in Minehead went slowly in £2,000 bids from a guide of £30,000 to an amazing £58,000. What a good job some bidders make me use all my skills! The removal of the Severn Bridge Tolls combined with higher property prices in the Bristol region has increased the fortunes of the property owning public in the Chepstow and surrounding areas and the evening witnessed success in this area. “Auction really does mean action” The July auction set a record – in that we had eighty Lots on offer! This was too good an opportunity to miss and so, reminiscent of Jules Verne’s famous novel ‘ Around the world in eighty days ’, I was able to introduce the auction as ‘ Around the region in eighty Lots with Hollis Morgan ’. As an auctioneer this proved to be quite daunting task and I set myself eighty minutes to achieve it! This proved to be almost achievable as we sold several Lots prior to the evening successfully raising over £4.5m worth of property sales before I even got started on the rostrum. With a plethora of Lots from Gloucestershire to Yeovil and Oakhampton as well as, of course, Bristol there was no shortage of registered bidders with keen bidding taking place on line as well as the telephone. The opening Lots sold comfortably above their reserve price and then we came to the very popular St Johns Lane property, a house arranged as two flats, slowed proceedings down as we went in increments from the guide of £260,000 up to £374,000. When it came to another popular lot in Chepstow Road, Newport the bidding started in £5,000 increments, broke down to £2,000 increments and then, because of the keenness of the bidders I was obliged to return to £5,000 increments in order to speed the auction along. This took the property from a guide of £125,000 to £215,000. Just the sort of ratio I like! With a ninety-six per cent success rate and almost £8m of property sold I had no hesitation in thinking this was eighty minutes profitably spent! Over a refreshing glass of white wine, I concluded that the large number of Lots were indicative of the increasing number of vendors wanting and achieving action in what a somewhat dilatory private treaty market is unable to provide upholding our company maxim “Auction means action”. A good portent for our September sale.” “I always look forward to September as ‘the season of mists and mellow fruitfulness’ with leaves changing colour and everything in nature coming to fruition. Au contraire. Auction week was greeted with blazing sunshine, people enjoying al fresco dining in the streets and all the glories and pleasures of high summer presenting a good portent for our September sale. In this radiant light the first lot of the evening set the pace for the evening with a one-bedroom flat in Clifton being snapped up for £195,000. Situated in the heart of Clifton and with a good size garden to enjoy, no wonder this gem was a winner! However, our catalogue was not just confined to our immediate area, we had entries from all around the region, Devon, Somerset and even as far as Wolverhampton. But perhaps the most intriguing lot that engendered the thoughts of mists and fruitfulness was a Manor House at Hutton in Somerset. This historic house comprised a major part of a much larger property, now subdivided into three. I must say there is nothing more enticing for an estate agent than the sound of one’s feet crunching on gravel especially when it’s on a winding tree lined driveway leading to a spectacular period house with an imposing crested entrance. Très bonne. The interior did not disappoint either with a vaulted dining room in which Henry VIII might well have felt at home and a spectacular tower from which to enjoy the four and half acres in which the property is set. Although the property required modernisation several buyers seized the opportunity and the guide price of £750,000 was soon surpassed to be finally knocked down to the lucky purchaser at £840,000. All of the properties offered were sold, so with a one hundred percent success rate and £7m of exchanged contracts it was time for a summer drink and with no chilling mists it was time for a glass of cooling white fruitful wine. “A gargantuan sale of absolute gems” One normally associates this time of the year with Harvest – a time of gathering when nature together with a year’s work comes to fruition. There is an analogy here with our October auction where we had gathered a plethora of properties from around the region into a gargantuan sale of absolute gems ranging from a derelict mansion, prime investment/development opportunities in Redland and Kingsdown even to a disused quarry. This eclectic sale had something for everyone and there were plenty of more modest and manageable homes to modernise ideal for a family or as an investment. An impending budget and a gloomy rainy day did nothing to dampen the spirits as we had a maximum number of registered bidders. One of the most exciting parts of the evening was the sale of two properties in Woodland Road, for the University of Bristol. I had a screen full of bidders and five members of our staff on telephones. The bidding was fast and furious and it was rather like a newly invented television game as telephones 1 to 5 shouted out their bids sometimes in unison whilst I kept my eye on the fast-changing screen in front of me. Huge fun!! 67 Woodland Road had a guide of £495,000 and sold for double that at £990,000 whilst 77-79 Woodland Road, an impressive pair of period semi’s with a price guide of £975,000 sold for £1.680,000! A sensational result! One of the great advantages of auction is that it means action and on a personal note it was great joy to sell a pretty terraced house in Clifton Wood belonging to an artist friend of mine enabling her to move into more appropriate accommodation before the winter. We broke a record for the longest running auction in our history but, more importantly, unstinting efforts by the whole auction team managed to raise over £14m for very satisfied clients. “Somewhat uniquely, we sold a ‘Banksy‘” Our November Auction catalogue, although a smaller affair than our record-breaking October auction, was nevertheless imbued with some unique properties of character. For example, a mixed use investment property in Stokes Croft not only provided a retail unit and two four bedroomed HMO’s above, but also included a spectacular “Banksy” on the exterior wall. We wondered if someone might pay more for the wall than the remainder of the property but, finally, the lucky purchaser obtained a prime property at £835,000 and also provided a fabulous work of art to be enjoyed by the citizens of Bristol. A winner all around you might say! Included in the sale was a very rare opportunity indeed comprising an historic coach house and a range of garage/stables set in six acres of woodland adjoining the beautiful Nightingale valley. All of this would be charming and to some extent unique in a countryside environment but to find such a gem in the heart of Brislington within a short distance of the city centre can only be described as a truly outstanding Lot. The bidders seemed a little diffident to start with, as if stunned that such a great opportunity should be available for their competition. Inevitably, this passive atmosphere was short lived and in the end it came down to a battle between two parties fighting it out in bids of £2,000 until the gavel at last came to rest at a very pleasing £452,000. As usual, the ubiquitous garage lots always sell well although it is now only the most fastidious who put cars in them! As I was auctioning the Christmas tree lights were being switched on in Clifton Village, but it is far too early for us to celebrate as we have our last sale of the year on the 11th December looming up fast.
