Vision Stays: As of 2/6/2025, we own 4 vacation rentals and manage 14. The homes we manage consistently outperform the market and boast above average daily rates, occupancy percentages, and revenues. 1) How many homes do you manage right now, do you own any of your own, and how do they rank against against the market? I.e. Are they performing better, the same as, or worse than the market? 2) What kind of due diligence are you conducting on guests that book and what does that process look like for direct bookings and bookings through marketing platforms such as Airbnb? Vision Stays: All direct booking guests must pass the Truvi Guest Verification Process. Truvi is a 3rd party platform. Failure to fill out the appropriate questionnaire for the background check, or a failed background check will result in a forfeiture of the booking. Truvi verifies that the selfie of the booking guest matches their id, they have a valid phone number, a valid email, and have not been previously flagged as a “fail” during the verification process. This service costs $15 per month per property but is provided as part of our services so there is no cost to the home owner. 3) How often are you updating pricing and what's your pricing/ length of stay strategy for those who opt into revenue management to drive higher revenue and occupancy? Vision Stays: Pricing and length of stay restrictions are updated weekly and we revisit your overall pricing profile several times a month to match market demand and keep your occupancy high while also charging a rate that best represents the luxury quality experience that is offered to guests.

4) What are you doing to make sure you have the best chance of landing on the first page of Airbnb/VRBO? How often are you analyzing that data and what kind of decisions are you making for each individual property you manage based on that data to help meet or exceed the owners goals for the property? Vision Stays: Every property is analyzed by us and our revenue management partner using several tools. We leverage a tool called AirDna to compare prices and length of stay with comparable homes and can view our booking calendar against the competition. We track occupancy comparison data in our dynamic pricing tool (PriceLabs). We use Airbnb Insights and VRBO Performance insights (tools within those platforms) to see how we stack up when it comes to page views, conversion rates (conversions into a booking), occupancy, nightly rate, and booking lead time. This data is collected every week and then your marketing pages are updated based on what the data tells us. Changes are then tracked over the next week to see if we've improved/increased bookings and average rates. This process is done weekly and results are recorded. 5) What's your process for paying owners out and when can I expect to receive my payout for stays that have been completed? Vision Stays: At Vision Stays, transparency and control are at the heart of our financial process. You collect your rental income directly, and we handle our billing separately—so you always know exactly where your money is going. We bill either your flat monthly service fee or your agreed-upon percentage rate securely through Stripe, using your credit card on file or ACH payment— whichever you prefer. If you opt into any of our à la carte services—such as just maintenance or cleaning coordination—you’ll receive an invoice with itemized receipts for full visibility and documentation. You stay in control of your earnings, and we keep everything clean, clear, and secure—just the way it should be.

Vision Stays: A $96 fee is charged to each guest at the time of booking, labeled as a “Management / Damage Protection Fee.” This covers up to $5,000 in accidental damage for the duration of the guest’s stay.‌ Instead of you having to chase down guests or file claims, we handle everything.‌ Our cleaners take detailed photos of the property after each turnover.‌ If something is missing or damaged, we identify it quickly and act immediately.‌ We replace or repair affected items and handle all coordination, receipts, and reporting on your behalf.‌ With Vision Stays' damage protection, you get the confidence of knowing your investment is secure—without the headaches.
