Vision Stays: As of 2/6/2025, we own 4 vacation rentals and manage 14. The homes we manage consistently outperform the market and boast above average daily rates, occupancy percentages, and revenues. 1) How many homes do you manage right now, do you own any of your own, and how do they rank against against the market? I.e. Are they performing better, the same as, or worse than the market? 2) What kind of due diligence are you conducting on guests that book and what does that process look like for direct bookings and bookings through marketing platforms such as Airbnb? Vision Stays: All direct booking guests must pass the Truvi Guest Verification Process. Truvi is a 3rd party platform. Failure to fill out the appropriate questionnaire for the background check, or a failed background check will result in a forfeiture of the booking. Truvi verifies that the selfie of the booking guest matches their id, they have a valid phone number, a valid email, and have not been previously flagged as a “fail” during the verification process. This service costs $15 per month per property but is provided as part of our services so there is no cost to the home owner. 3) How often are you updating pricing and what's your pricing/ length of stay strategy for those who opt into revenue management to drive higher revenue and occupancy? Vision Stays: Pricing and length of stay restrictions are updated weekly and we revisit your overall pricing profile several times a month to match market demand and keep your occupancy high while also charging a rate that best represents the luxury quality experience that is offered to guests.
