Great REALTOR s ® can certainly get famous (thanks Bravo!), but some of them are ballers to begin with. That’s certainly the case with former linebacker and Compass agent Kyle Bosworth. After playing for UCLA, he signed with the Jacksonville Jaguars in 2010 as an undrafted free agent. Three years later, he briefly joined the Giants before finishing out his career with 14 appearances for the Dallas Cowboys. Life after professional sports isn’t always glamorous, but after retiring from the NFL in 2014, Kyle married Kara Keough from The Real Housewives of Orange County, settled back in Jacksonville, and embarked on a successful second career in real estate. By 2015, Kyle was quickly making a name for himself as a trusted property advisor to pro athletes. Today, he handles a majority of deals for the Jaguars. “It’s a hard circle to break into for most people, but being a former pro athlete, I come with a built-in level of trust and understanding,” Kyle explains. “People can be intimidated around pro athletes, but my clients trust me because I know what they’re going through.” As part of the Sports & Entertainment Division at Compass, Kyle helps new and seasoned athletes buy, sell, rent, and invest. One big advantage is his understanding of pro sports contracts. “I tell rookies that unless you’re a first round pick and know you’ll be here for a while, it’s better to rent,” he explains. “Those early years can be unstable. Some guys get their signing bonus and immediately want the giant house, but I steer them away. As Kyle well knows, the world can be full of pitfalls for young athletes with newfound financial freedom. “I want to keep them from ending up in an ESPN 30 for 30 about broke athletes,” he says. “Many of these guys are buying nice homes by the age of 22 or 23. That’s a big decision and a lot of responsibility.” To that end, he mentors young clients and educates them on the market, what they can afford, renting versus buying, how to invest in property, and other considerations. “The first two things I recommend are to put property in an LLC for security and privacy, because Florida is a public information state, and to homestead their primary residence so it isn’t vulnerable to a lawsuit,” Kyle says. “Here in Jacksonville, there are many considerations,” he explains. “First, it’s the largest city in America in terms of land mass, so I make sure they don’t end up on some lake 90 minutes away. Then, I help them choose the right home in the right location. For athletes in the public eye, that means somewhere safe and private, close to people they trust, with the right amenities, and easy access to the places they go.” Over the last several years, Kyle has helped numerous athletes close deals. In fact, he now gets calls and texts from players nationwide, many of them referred by other Compass agents. With so many opportunities on the horizon, in many ways Kyle Bosworth is just getting started.

A Whirlwind with a Happy Ending
Amy Bofman has been a successful real estate broker for nearly three decades. She enjoyed her career so much that she decided to turn it into a family affair, and now leads The Bofman Group at Compass Tampa Bay with her son Jeremy and team member Nicole Rossi. Recently, she and Jeremy helped Nathan and Jessica Hedges and their four young daughters acquire their dream home in Feather Sound. The Hedges family wasn’t looking for a new home, but when opportunity presented itself, Amy moved quickly to make it happen for them. Q: How did you end up working with Amy Bofman? A: Amy is a longtime family friend, and her grandkids actually play soccer with our daughters. We had already established trust and friendship in her. Our deal with Amy came together with a bit of luck, chance, and excellent follow-through.
Q: Why did you decide the time was right to find a new home?
A: The funny thing is that we weren’t looking, but while at a soccer game, I had mentioned loving a particular house in the neighborhood. It just so happened that the house hit the market the very next day. That was it. We took one look inside and made a full-price offer that night. It all happened so fast! We had six days to sell our house and she made that happen, too.
Q: Did you experience any setbacks in your home search? A: No, it was a fast, smooth experience. We went from not looking, to buying and selling in a week. And this was early March, we hadn’t done our taxes and everything was backed up, but we all just went to bat gathering approvals and documentation. Amy was so confident we could pull this off, and we did.

Q: How did you decide your new home was “the one?” A: Nathan grew up in Feather Sound and we knew we wanted to raise our kids here. When we bought our first home here in 2016, we had two daughters, and by 2021 we had four girls under nine, Plus, we’re in need of room for one more because we’re expecting our fifth child soon! The new house was three streets away and twice the size, with five bedrooms, a pool, playground, and the perfect layout. The sellers also had four kids, so it was ready for our family.

Common must-haves for this type of home include deep- water dockage, correct waterfront lighting– especially near turtle nesting grounds–and higher seawalls in anticipation of sea level rise. It’s also important to know bridge clearance and whether or not there are fixed bridges. As for her favorite waterfront area in Miami? “Everyone talks about North Bay Road but right now Pine Tree Drive has more value opportunities and offers a unique viewpoint of Miami Beach, with famed hotels like Eden Roc & Fontainebleau. I also love gated La Gorce Island. It’s very glamorous and quiet with wide streets and incredible royal palms.”

When purchasing a new build, Vincent Branda has some great insight for buyers. “There’s no such thing as the perfect house unless you build it,” he says. “An existing house will always present downsides. It’s a process that requires patience.” He also advises clients to be available in-person to check on progress. The most obvious new-build benefit is getting exactly what you want, from location and layout to storage and finishes. Buyer preferences have also vastly changed since COVID, with more demand for office space and home gyms. “The biggest cost is time,” he says. “But smart money is willing to wait. One client spent $3.5 million on land and construction. Once complete, it appraised for closer to $5 million. That’s the happiest client I’ve ever seen.”

Home is Where the Art is
Liz Caldwell grew up in historic Coral Gables, so when she and her husband, Daniel, settled into a 1935 Spanish colonial in Fort Lauderdale’s Rio Vista neighborhood, it brought her right back to her childhood. The Caldwells’ home is full of hardwood floors, tall ceilings, and charming details. Their kids were nearly grown when they moved in, so a large house just wasn’t necessary. Instead, Liz focused on making each space beautiful, and at the heart of this mission was the couple’s passion for art. In fact, Daniel is a professional artist who creates Bahamian-inspired paintings. Liz always loved Rio Vista, but was particularly attracted to this house for its size, beautiful front elevation, large lot, and historic charm. It’s also perfectly located in a golf cart neighborhood close to the yacht club, beach, downtown, and other attractions.
When the Caldwells moved in, the first thing they did was paint the walls off-white (save for the turquoise dining room) to serve as a backdrop for the family’s art collection. The interior is a blend of modern and antique Palm Beach-style decor, and they worked with a designer on furniture placement, especially in the large great room where the white slip-covered couches allow their artwork to provide pops of color. “Some people are afraid of art because they don’t know what to buy or where to start,” says Liz. “But I believe you should buy what you like.” The first piece Liz and Daniel ever bought was by Ken Auster, a painter from Laguna Beach that Daniel trained under. She’s also a big fan of Colin Page and acquired one of his Charleston street themes from a gallery in Charleston. Over the years, Liz inherited paintings, drawings and objects d’art passed down through generations. Her grandmother was a portrait painter and landscape artist who studied under a student of Pablo Picasso. Later, she practiced art as an expat in India. Today, Liz’s home has an entire room devoted to India- themed art and decor, some of it created by her grandmother. Another wall is devoted to still lifes her mother-in-law created as an architecture student in Paris, and their third bedroom is now an office decorated in a relaxing Bahamian theme inspired by Daniel’s art. The Caldwells don’t have a consultant or work with a gallerist. In addition to Daniel’s original works and their inherited pieces, they simply buy pieces that speak to them. Decorating rooms around art has helped them turn their house into a home they feel connected to. At its core, Liz says her passion for real estate is about helping people create spaces where they feel at home, and when she’s not closing deals across Fort Lauderdale, the Caldwells enjoy escaping to their vacation home in Eleuthera, where Daniel is represented by a gallery in Harbour Island. There, they can enjoy the sand, surf, and history, drawing inspiration not just for art, but for living.

When asked about the importance of family to her, Amy Seeks had one thing to say: it’s everything. She and her wife, Heather Lauter, have two sons: an eighteen-year old college freshman and a four-year old. Bea’s Famous Carrot Cake
Bea Citron has been making her famous carrot cake since she was a ten-year-old Girl Scout. “This recipe has been around for so long, and I really enjoy making it,” she says. “It’s still my mother’s favorite! I make it for her every year on her birthday.” Cooking and entertaining have long been a central part of family life for Bea, who, along with her daughter and business partner Jenna, serves Compass clients across Miami. Both Bea and Jenna believe the kitchen is the heart of every home (and that’s especially true in their family). And, so, the mother/daughter duo has generously shared the family’s Famous Carrot Cake recipe with us. Bon appétit!
PREP
Preheat oven to 350 degrees Fahrenheit. Butter two 8-inch round cake pans.
First, completely butter both pans, then line the bottom of the pans with parchment paper. Then, butter the parchment paper and flour the pans. Don’t skip this step! The cakes won’t release from the pans unless you complete this step. Believe us, it has happened!
DIRECTIONS
Beat the sugar, oil and eggs together in the bowl of an electric mixer fitted with the paddle attachment until light yellow. Add the vanilla. In another bowl, sift together 2 ½ cups flour, the cinnamon, baking soda and salt. Add the dry ingredients to the wet ingredients. Toss the raisins with 1 tablespoon flour.
INGREDIENTS 2 cups granulated sugar 1 cups vegetable or canola oil 3 extra-large eggs, at room temperature 1 teaspoon pure vanilla extract 2 ½ cups plus 1 tablespoon all-purpose flour, divided 2 teaspoons ground cinnamon
Fold in the carrots and pineapple. Add to the batter and mix well.
Divide the batter equally between the two pans. Bake for 55-60 minutes, or until the toothpick comes out clean. Allow cakes to cool completely in the pans set over a wire rack.

FROSTING
Mix the cream cheese, butter and vanilla in the bowl of an electric mixer fitted with a paddle attachment until just combined. Add the sugar and mix until smooth. Place one layer, flat-side up, on a plate or cake stand. With a knife, or offset spatula, spread the top with frosting. Place the second layer on top, rounded side up, spread the frosting evenly on the top and sides of the cake.
