For buyers seeking a Floridian vacation home, Tampa-based agent Natalie Scott has plenty of insight. Potential vacation homeowners should take into account their ultimate goals for the property, including must-have amenities and whether they’re looking to make a profit on short-term rentals. These points help Natalie narrow down options as she begins her search for her clients. Other things she takes into account for her vacation home clients: Do her buyers want a pool? A dock? Golf course access? Defining their desired vacation lifestyle is the biggest priority for Natalie and her team. On her list of things to avoid when looking for a vacation home: condos or HOA communities with weak financials or upcoming assessments, and single-family homes that aren’t elevated because of the insurance requirements. “I also make them aware of Homestead Exemption rules, because Florida is getting more strict about verifying residency,” she says.
