Nancy Batchelor knows waterfront. Having owned a Miami-based yacht brokerage for 20 years prior to selling luxury real estate, she knows exactly what boat owners desire. She has a few pointers for buyers seeking a waterfront way of life. First, she suggests knowing the history and condition of their seawall and dock, and

understanding local usage rules. Just because a home has 100 feet of waterfront doesn’t mean it’s possible to dock a 100-foot boat. Common must-haves for this type of home include deep- water dockage, correct waterfront lighting– especially near turtle nesting grounds–and higher seawalls in anticipation of sea level rise. It’s also important to know bridge clearance and whether or not there are fixed bridges. As for her favorite waterfront area in Miami? “Everyone talks about North Bay Road but right now Pine Tree Drive has more value opportunities and offers a unique viewpoint of Miami Beach, with famed hotels like Eden Roc & Fontainebleau. I also love gated La Gorce Island. It’s very glamorous and quiet with wide streets and incredible royal palms.”
