The Perks of Buying New
When purchasing a new build, Vincent Branda has some great insight for buyers. “There’s no such thing as the perfect house unless you build it,” he says. “An existing house will always present downsides. It’s a process that requires patience.” He also advises clients to be available in-person to check on progress. The most obvious new-build benefit is getting exactly what you want, from location and layout to storage and finishes. Buyer preferences have also vastly changed since COVID, with more demand for office space and home gyms. “The biggest cost is time,” he says. “But smart money is willing to wait. One client spent $3.5 million on land and construction. Once complete, it appraised for closer to $5 million. That’s the happiest client I’ve ever seen.”
