Q: What is one of your most memorable Compass Concierge projects? A: I had a 97-year-old house at 1701 E. Washington Street in Orlando that was designed by the architect who did Al Capone’s house in Miami Beach. Through Compass Concierge, we put $50,000 into the kitchen and backyard and had a buyer within a few weeks.

Q: What kind of impact can Compass Concierge have on the value of a home? A: Significant. If I list a house that needs new paint, flooring and bathrooms for $200,000, buyers are going to see what the house needs and offer below asking maybe around $180,000. That’s a 10% decrease even before inspection. But if we spend just 5% – so, $10,000 – on improvements, we could be looking at multiple offers at $210,000. That is $2 back for every $1 spent on improvements. I believe Compass Concierge gives certain sellers an incredible opportunity to maximize their sale price.
