LETTER FROM A LEADER
Q&A With David S. Lynch, Chief People Officer
It’s been a few months since David joined us as our new Chief People Officer. He’s been busy meeting our people, visiting our communities, and digging into the DNA of RPM. We caught up with him to hear how it’s going and what he sees next for RPM. RPM: From your hospitality experience, what are you most excited to bring to RPM? David: Bridging the incredible parallels between hospitality and property management. Hospitality, at its core, is about making meaningful, human connections and elevating everyday experiences, no matter what industry you’re in. For RPM, I’m excited to bring that mindset of high-touch, high-quality service into our everyday culture.
RPM: What’s something you’ve learned about RPM in your first few months? David: One of the biggest things I’ve learned is just how many key players really bring RPM’s culture to life. It’s been a privilege getting to know the organization through my travels, whether I’m sitting down with maintenance technicians, leasing associates, community managers, or our senior leaders. There’s this common thread of an organic, people-focused culture that’s all about making a real difference in every role.

RPM: What attracted you to RPM? David: What really drew me in — beyond the incredible people — was the organic culture rooted in growth, innovation, and a sense of flexibility that makes you feel part of something bigger. I believe deeply in Jason’s vision for RPM and the idea that we can truly redefine what multifamily property management means. It’s not just about numbers; it’s about the quality of our experiences, the growth of our people, and being absolutely the best at delivering for our residents and clients. RPM: If you had one piece of advice for associates across RPM, what would it be? David: You have the chance to shape the future of this organization, to set new standards in the industry, and to create your own path for growth. Champions act as an extension of the Learning & Development team and are supported with training and resources to prep and prepare them to train their new hire. WHAT’S AHEAD
FOR ALL NEW EXPENSE MANAGEMENT AND TRAVEL PLATFORM NAVAN LAUNCHES OCT. 16 Navan is fully replacing Concur as our travel and expense management platform. All Pcards will be integrated with Navan upon going live which means expenses are automatically entered into the system. And with Navan, expenses can be submitted at any time – no more monthly statement reports! Other benefits include travel perks like automatic application of your fave loyalty programs, access to discounted rates for personal travel, and access to live travel agent support.
FOR REG OPS FEE INCREASE:
CONSERVICE BILLING Effective in October, Conservice fees will be increasing for new move-in and renewals from $4.15 to $5.50. No action needed as leases will be updated in the background. If you have any questions, please reach out to your utility team member.
Unlike with Concur, where travel management occurred with a third party, you can manage and book all travel through Navan. Make sure to download the app to make submitting expenses and managing travel even easier.
FOR REG OPS NEW RESIDENT SCREENING VENDOR: TRANSUNION At the end of October, Yardi
properties are switching from First Advantage to TransUnion, which provides a more comprehensive look at residents and gives a deeper look at an applicant's financial history, including bankruptcy history, spending habits and credit trends. As of Sept 15, onboarding properties are onboarding to Transunion.
• Through Oct. 16, all travel should be booked on personal accounts direct with hotels and airlines (do not book in Concur). Starting Oct. 16, all travel should be booked through Navan. • Statement reports for 9/16-10/15 will need to be completed through Concur.

All Yardi properties will see new required fields (Description, Category, Subcategory, Brief Description, Tech Notes) on work orders they submit on behalf of residents. Our Unlocking Extraordinary learning lab continues, and this month we’re focusing on the third Key: Keep it OneUp . If Keep it Connected builds relationships and Keep it Moving keeps up momentum, then Keep it OneUp is all about elevating the experience. It means finding ways—big or small—to leave things better than you found them, to go beyond expectations, and to turn everyday interactions into extraordinary moments.
Christopher Cunningham SENIOR VICE PRESIDENT OF OPERATIONS What does Keep it OneUp mean to you? Turning every moment and interaction into something extraordinary means showing up with purpose, presence, and a mindset to elevate others. Transforming even routine exchanges into opportunities for impact, connection, and growth. It’s about choosing to lead with intention so that every touchpoint reflects your values and inspires excellence. Can you share a story from your team that best represents this Key in action? Not long ago, one of our newest residents at Folio West was on her way to the community when she was unexpectedly struck by a vehicle and left behind. She spent time in the hospital making a speedy recovery, which meant she had to delay her move-in. She pulled through — and when move-in day finally came, we made sure she felt every bit of love and support waiting for her here. We greeted her with open arms, bright smiles, balloons, and a few welcome-home goodies to help her settle in. It was a beautiful reminder that Folio West isn’t just a place to live, it’s a community where we lift one another up.

Nicolle Block VICE PRESIDENT OF OPERATIONS How would you describe Keep it OneUp in everyday interactions? As leaders, we are surrounded by opportunities to be a daymaker each and every day! Keep it OneUp is about using discretionary effort to anticipate what your customer needs so they’re not just satisfied, they’re delighted. What’s one simple way teams can identify and create a OneUp moment for residents day to day? First and foremost, be authentic and present with everyone. Pay attention to the customer’s unexpressed needs in every interaction and solve for that before they even have to ask.
How do you Keep it OneUp as a leader? I try to keep in mind the goal of Keep it OneUp: to leave them saying “They didn’t have to, but I’m glad they did.” This summer, as my team focused on KPI improvements, we ran small contests for Regional Managers to sweeten the deal if they hit three or more KPIs. For me, it’s about paying attention to the small things and showing my team I truly care about them as humans, not just employees. How do you encourage teams to Keep it OneUp for clients? When the Mid-Atlantic has client visits, we go the extra mile to make sure they feel valued. From having their names on a welcome board, to offering snacks, cold drinks, and giveaways tailored to their preferences, we want every detail to say, “We’ve been expecting you.” We even add local touches, like Amelie’s salted caramel brownies from a beloved bakery in Charlotte, NC, so clients get a taste of the community they’re visiting.
