I’M NOT A REAL ESTATE GUY AND HERE’S WHY THAT MATTERS

Why My Identity Isn’t Defined by Multifamily Investing

I’m not a real estate guy. I know that sounds crazy coming from someone who spends his days buying, managing, and thinking about multifamily properties. But October is I’m Just Me Because Month, and it got me thinking about how often we tie our identity to our careers. But real estate is not who I am. It’s what I do. There’s a big difference. You ask most people the simple question, “Tell me about yourself,” and nine times out of 10 you’ll hear, “Well, I’m a banker … I’m a truck driver … I’m a dentist.” It’s almost automatic, like we’ve been trained to value ourselves by what we do instead of who we are. And men, in particular, fall into this trap. We wrap up our sense of worth in our job title, income, and success. But here’s the truth: I’m not my career. First and foremost, I’m a husband. Been married 36 years and plan to double that if I can. I’m a father to three kids. That’s my real mission, my real identity, and my real legacy. Real estate just happens to be the arena I play in while I do those things.

I wouldn’t trade it. But it’s not who I am. I’m not “the Midwest multifamily property guy.” I’m here to be the best husband, father, and leader I can be, and if real estate gives me the resources and the platform to make a bigger impact, then great. That’s just icing on the cake. The problem with identifying as your career is that it locks you into a box. If you’re “the real estate guy,” suddenly every decision you make gets filtered through that identity. You start thinking you’ve got to drive the right car, wear the right watch, and project this image of success because that’s what a “real estate guy” is supposed to look like. Want to know what I drive? An F-150 pickup. Nothing fancy. Kirk Kerkorian, the billionaire who once owned half the casinos in Las Vegas, drove a Ford Taurus and a Jeep Cherokee. That’s a guy who could have bought an entire fleet of Lamborghinis and not blinked. But he didn’t. Why? Because he didn’t see himself as “the casino guy.” He didn’t need a car that screamed success. That’s where I land, too. If you want a Porsche, drive a Porsche. I’m not knocking it. But your value isn’t in the car, the title, or the bank account. Your value is in who you are when you walk through your front door at night. Are you the partner your spouse can count on? Are you the parent your kids look up to? That’s the stuff that matters. I’ve been around long enough to know the deals come and go. The money comes and goes. But the people in your life? That’s permanent. That’s where the real worth lies. So, yeah, I do real estate every day. It’s my craft, it’s my passion, and it’s my livelihood. But it’s not me. I’m just a guy who happens to be in real estate. And if that helps me provide, lead, and make a difference, then I’m exactly where I need to be. –Darin Garman

Don’t get me wrong, I love this business. I love the wins, the losses, the frustrations, and the nonstop phone calls. It’s a constant challenge, and

IS BASEBALL READY TO GO ROBOTIC? Justice Behind the Plate

Most longtime baseball fans recall the events that transpired on June 2, 2010, at Comerica Park. Detroit Tigers pitcher Armando Galarraga was having the game of his life against the Cleveland Indians, earning 26 outs without a single baserunner. Galarraga was on par to become the first Tiger ever to throw a perfect game. During what should have been the game’s final at-bat, the Cleveland batter hit a ground ball to the first baseman, who threw it to Galarraga as he ran to cover the base. Everyone watching thought they had witnessed a perfect game, but umpire Jim Joyce felt differently. He ruled the batter safe, ending Galarraga’s perfect game bid. Joyce later apologized tearfully once he realized he had made the wrong call. This wasn’t the first time, nor the last, that an umpire has made a mistake at the MLB level. Turn on any MLB game, and you’ll see at least one pitch incorrectly called a ball or strike.

This has led many to question the umpire’s role in professional baseball. As technology has advanced, it has become capable of doing everything umpires do. Let’s explore the pros and cons of switching to robotic umpires. PROS The most significant benefit of robotic umpires is increased accuracy. The strike zone will become much more consistent, and instant replay will determine if baserunners are safe or out in close-call situations. This can make games more entertaining and fun for players and fans because there will be fewer controversies, and human bias will completely disappear. CONS Technology isn’t perfect. Turn on the next Sunday Night Baseball game, and you’ll see the “K-Zone” consistently state balls are strikes and vice versa. Furthermore, technology often gets

to rent and want safe, clean, well-managed, and well-located apartment communities. This is not going away. Sure, it can be concerning with everything going on out there, and with those horsemen riding around, it is bad right now. That is understandable. However, my partners, clients, and I are looking forward to it because we know that at the end of the day, we will be glad we went through another challenging environment together, doing what most won’t do and getting what most won’t get. We’re coming out on top. Again, what most can’t and won’t do, no matter how many horsemen there are. bugs, requires updates, and has other issues that could delay games. It may also extend games, as replays will be necessary for any close baserunning play. One of the most significant downsides is the loss of the human element. There’s something exciting about watching a manager or player get into it with the umpire over a controversial call. MLB will likely start utilizing some robotic help in the 2026 season, but only time will tell if it improves the current system.

ARE THE 4 HORSEMEN HERE? Why Most Investors Will Lose in This Market (and How You Can Come Out on Top)

It’s easy to be distracted these days with Halloween just around the corner, and we are getting close to the end of the year, so let me be your “Uncle Darin” for just a moment. Right now, the four horsemen are here. You may be familiar with this biblical reference to the four horsemen from the book of Revelation. I won’t start preaching to you, but I will remind you that the four horsemen are predicted to arrive when things are at their worst. This is the way it is right now for many multifamily owners. The four horsemen are at their door, but they are NOT Conquest, War, Famine, and Death as mentioned in the bible. Nope. The four horsemen right now are: 1. Interest rates 2. Record property tax increases 3. Record insurance premium increases 4. Inflation

These four horsemen are out there now, running around, and making it difficult for many multifamily owners. I wonder if you see the four horsemen out there. Are you seeing things the way I have been seeing them? Are you paying attention?

The four horsemen are responsible for the following conditions.

No tricks. This is for real.

Stop wasting time and act NOW by AT LEAST getting on the FIRST TO KNOW list of discounted property opportunities coming! You can get on that list to look at what is coming by going to Invest.DarinGarman.com/private-fund . There are a lot of things to distract you right now; just don’t be distracted by all that is going on and miss this. That would be too bad. Get your peek at what is to come now!

Because of high interest rates, discounted multi- family properties regularly cross my desk. These properties will start to pick up even more steam toward the end of the year and into early next year. It will happen. It is happening. With the current interest rate climate, we are poised to see two rate reductions coming. This is great news; however, it will be too late for many who will see us looking at buying their properties. With all the crazy political events happening by the hour, ultimately, whoever is in the White House won’t matter because people will continue

Have a great rest of your month, and have a great Halloween!

HAUNTED HORIZONS

A HALLOWEEN TRAVEL TRIO

DETOUR TO DRACULA’S DEN From the classic 1922 film “Nosferatu” to the Francis Ford Coppola-directed cinematic masterpiece “Bram Stoker’s Dracula” that premiered 70 years later, our cultural interest in vampires has spanned decades, and, in the case of Transylvania, Romania, centuries . Anyone with a passport and a desire to catch a glimpse at the real-world aesthetic that helped define the image of Dracula and other distinctive undead characters should visit Bran Castle, an amazing monument of Gothic architecture and the long- rumored residence of infamous 15th century-era prince and mass murderer Vlad the Impaler, widely believed to be the real-life inspiration behind the Dracula character. While many of the legends associated with Transylvania may be more fiction than fact, the locale remains the go- to spot for anyone with an affinity for apparitions.

If your idea of fun seasonal travel is touring a spooky castle in October rather than hitting a sandy beach in July, here are three vacation ideas that will take your Halloween fun to spine-tingling new heights this year! WHERE WITCHES WANDER When it comes to Halloween-themed adventures, no other place on the East Coast offers more macabre merriment than Salem, Massachusetts. Known for its infamous witch trials of the late

1690s, the city transforms its dark past into a destination that balances historical facts with tongue-in-cheek kitsch. The weeks leading up to Oct. 31 are filled with more magic shows, tours, special events, and Halloween-themed shopping opportunities than you can shake a broom at. If you decide to partake in the area’s devilish fun this year, visit the Salem Witch Board Museum, which boasts the world’s most extensive Ouija board collection, and the Salem Witch Museum. BOURBON BONE-CHILLERS If you want to add Southern charm to your Halloween chills, a trip to New Orleans, Louisiana, is in order. From above-ground cemeteries and ghost tours to ghoulishly adorned shops in the French Quarter (including the must-visit Marie Laveau’s House of Voodoo on Bourbon Street) and an annual Halloween parade, The Big Easy will surely put you in touch with your spooky side.
