WALNUT COVE 2025 | MARKET PERFORMANCE REPORT

2025 has been a challenging year for the Asheville area and Walnut Cove real estate, shaped by the lingering effects of Hurricane Helene and a volatile economic climate. Media coverage of the storm dampened buyer and tourist traffic through spring and summer, slowing luxury and second-home sales. Many buyers stayed on the sidelines unless the right opportunity presented itself. Still, the broader market has stabilized, currently performing as a balanced market. Through August, Walnut Cove recorded 21 property sales totaling $42.3M —38% below last year but consistent with pre-pandemic dollar volume. Unit sales, however, were nearly half of typical pre-pandemic levels.

DOLLAR VOLUME BY PROPERTY TYPE (MILLIONS)

HOME SALES

12 homes sold, down from 14, with dollar volume falling 22% to $37.1M.

The average price for homes at $3.09M was down 9% from $3.39M.

The median price rose to $3.21M compared to $2.85M, reflecting more high-end sales.

UNIT SALES BY PROPERTY TYPE

The average $/SF dropped to $638/SF from $690/SF, influenced by a couple of deeply discounted sales and fewer new builds compared to last year.

TOWNHOME SALES

Only one townhome sold - a Village Townhome at $1.795M, which was 100%of the list price and Walnut Cove Realty represented both buyer and seller.

Currently 8 townhomes are listed. Several recent price reductions may spur fall buyer activity.

LOT SALES

AVERAGE PRICE BY PROPERTY TYPE (MILLIONS)

A total of 8 lots sold, averaging $431,875, compared to 18 lots at $560,694 in 2024.

The median lot price rose to $422,500, from $370,000 last year.
