METHOD & TERMS
The Cheri Singleton & Jan Hollenberg real estate will be sold on a price per acre basis, based on surveyed acres. Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be paid at closing, which shall take place on or before December 16, 2025 for Tract 1. Closing for Tract 2 shall take place on or before January 9, 2026 but not before January 5, 2026. The seller will provide title insurance in the amount of the purchase price and pay the 2025 real estate taxes due and payable in 2026. Pursuant to the contract, the seller will pay the real estate taxes through a credit at closing or by a deposit into an escrow account. Possession at closing subject to an existing lease for the 2025 crop year only. Open lease for 2026 crop year. Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
