June was EPIC! Our association is making waves as we are powered by some amazing members! We have another carefully crafted and spectacular issue of Onsite filled with the best of the best! June is a special month as we host our annual Awards of Excellence (AOE). This is our unique Builder Awards Gala where we get the opportunity to display the work of our members and award them for their amazing projects. It’s a spectacular evening of awards, cocktails, music and great energy. The gala was well attended and enjoyed. This has been an annual Metro event for many years and will continue to be a staple event on the calendar. We all look forward to the Awards of Excellence event each year! Thank you to our sponsors, AOE committee, and members for their support and participation! The evening was absolutely magical! Make sure you join us next year if you missed it this year. This month, our Onsite issue is a beautiful layout of the Awards of Excellence winners, pictures of the evening, and a grand display of the winning projects. Additionally, you will get to see who our scholarships winners are. Our “yearbook” of the winners and the evening. Enjoy! Our Professional Women in Building Council (PWB) hosted a Happy Hour at Seasons 52, Hanover, NJ. Committee chair, Linda Garvey, does a phenomenal job at creating a fun gathering where magic for those in the construction world happens. An evening of potential and current members mingle and connect over a cocktail and appetizers. Check out the additional photos on social media of the event and make sure you attend our next PWB Happy Hour. Our Education Committee is in full swing and we are currently offering additional NAHB classes. The classes are virtual and vary in topic and time frame. Check out our online calendar to get the details and register. Look forward to seeing you in class! Check out our calendar. We have lots going on and would love to see everyone! Thank you all for your continued support. I look forward to seeing everyone at all the upcoming Metro events. Don’t keep us a secret, bring a guest! President’s Message July/August 2024

MICHELE’S EO PERSPECTIVE
I look forward to sharing my perspective every month, but I love sharing it for this issue of OnSite. This year, we celebrated our 40th year of the Awards of Excellence at Metro, and it was truly inspiring. Seventy-two awards were handed out, and over 131 entries were submitted this year for excellence.
Over 12 independent judges from all over the country meticulously judged each category and were highly impressed with the unique and exceptional submissions this year. Three communities entered for COMMUNITY OF THE YEAR this year, but only one won in a very close race. Congrats to Woodmont Properties for their beautiful community nestled in Hackettstown, NJ— Woodmont Liberty. There are so many reasons that living at Woodmont Liberty makes it so unique, and the judges noticed that! We also recognized HOME OF THE YEAR , and three outstanding homes were entered this year. After a lengthy judging process, the judges voted loudly and clearly for the Spring Lake home built by D.L. Paragano Homes, Inc. Everything about this home was perfect, from the unique bar area to the exterior layout. Congratulations, Dominick Paragano! As Metro’s Executive Officer, I would like to thank every company that submitted an entry this year. All of your work deserves praise. I hope you enjoy looking through this issue of Onsite, which highlights all of the 2024 winners. I’m already looking forward to seeing the amazing work you’ll submit for the 2025 Awards of Excellence. Start taking photos and jotting down your notes for all of your work in 2024 because the submission deadline for your 2024 work is only a few short months away. Look out for the 2025 Awards of Excellence Entry Booklet in December. Our Awards of Excellence could not continue without the support and hard work of our AOE Committee. They work throughout the year organizing and brainstorming ways to improve the Award Show every year. Based on member feedback, the committee decided to change things up. This year’s Award Show began two hours earlier than previous years, and the cocktail hour was extended. The compliments and praise they received for changing it up were overwhelming. This year, everyone left the Hanover Manor when the sun was still out, and their eyes were still open; in fact, we still had members laughing and enjoying the evening long after cleanup. Now, that is what I call a success! Thank you to Franz Laki, the 2024 AOE Chair, and the entire committee for a job well done! - Thank you. Thank you. Thank you.

HOME OF THE YEAR
D.L. PARAGANO HOMES SPRING LAKE, NJ
It was a real honor to receive the Awards of Excellence “Home of the Year” award last month for this very special home we built in Spring Lake, NJ. I want to thank my team, many of whom are Associate Members of Metro, for all of the hard work and effort they put into bringing this beautiful project to conclusion. Most of all I want to thank my wife Lisa for lending her expertise and talent in designing the home and making the creative selections. The former home on this property was one of the homes ruined during Hurricane Sandy prompting the Borough of Spring Lake to rezone the entire area. We had to work with the new post Sandy zoning requirements as well as the stricter building standards required for homes built post Sandy close to the ocean. The new home we created is fronted on Lake Como, a few short blocks from the pristine Spring Lake beaches. This location afforded us amazing views. Our main goal for this project was to take best advantage these expansive views of the lake, ocean and sunset from the exterior living areas and as many of the interior rooms and porches as possible. We were able to design every interior and exterior shared space, and every bedroom and/or en suite bathroom with a full or partial water view. Designed for entertaining and outdoor living, this 9500+ s/f, 3 story, 9 bedroom, 11.5 bathroom home offers 1500+ s/f of outdoor porches and the added bonus of a Pool Cabana
complete with a full bathroom and wet bar. There is also an outdoor shower, jetted gunite pool and Marmiro marble patio. This Hampshire styled home combines old world charm with all of the modern features expected in a home of this size and quality. Whether it be the Maibec cedar siding or 18” cedar shingle roof with copper valleys; the coffered ceil- ings or 5’ high wainscoting throughout much of the home; top line appliances or the technology package, this home has it all. The gourmet Kitchen and spacious Great Room open to the outdoor living space bringing in the natural light and of course, the unobstructed lake and colorful sunset views. This home is perfect for entertaining guests. Our team set up a shop onsite to build a hand carved wood bar and temperature controlled glass Wine Closet in our Bar Room. The team also hand built divided wood stor- age cubbies in our Back Lobby and wood mantels for our 4 fireplaces. Included on this team was a furniture finish trained contractor who completed all of these custom built items with a high quality furniture grade finish. Finally, yet most importantly, it was our goal to not miss any detail. Every outlet, light fixture, appliance, window, door and finish selection was evaluated and chosen to produce the best product possible. This home was a team effort be- tween both my wife and me, and the highlight of my 40 year career in the custom home building business.

DEREK THOMAS GUTOWSKI
Metro is excited to award both Isaiah and Derek the NEW JERSEY BUILDERS ASSOCIATION and METRO BCA scholarships to continue their education in the Construction Industry. We look forward to their future achievements. ISAIAH O’NEIL LABORDE Isaiah is a 3rd year architecture student at Kean University after attending Essex CC. He was awarded the Kean Centennial Fund, and participates in the Kean Honors Living Learning Community. Not only is Isaiah an accomplished student and a part time employee on campus, he has also found time to be involved in outreach in his community. This quote is from Isaiah’s high school math teacher’s recommendation letter: “Isaiah Laborde is an extremely bright, capable, and engaging young man that exemplifies what being a leader is all about. He is particularly articulate, however, is very humble, and displays his humility naturally around others”. Metro is thrilled to learn that the funds from this scholarship will be used to defray his tuition expenses allowing Isaiah to upgrade his computer for all the intensive architectural/design software. You are an inspiration, Isaiah! Come back and share your success with us at Metro!
Derek is a 2024 graduate of Roxbury HS. As a student of Metro’s very own Frank Caccavale, Derek’s interests were piqued. It was Mr. Caccavale’s Structural Design and Fabrication Program where Derek had the opportunity to participate in Habitat for
Humanity home construction project. That experience helped Derek see the opportunities in the construction industry. Derek was Captain of the Swim Team, sang in choir, and was SDF Golden Hammer recipient. He has put his swimming skills to good use and works as a lifeguard and swim instructor at his local YMCA. Remarkably, Derek has also achieved his Eagle Scout Award. Derek’s Scoutmaster, Vincent Blenx, said the following in his recommendation letter: “In 2022, Derek achieved the rank of Eagle Scout which is the highest rank attainable in the Scouts BSA program. Only 4% of Scouts achieve this rank which is a testament to Derek’s ability to set goals and overcome challenges to achieve those goals… Derek has become a true leader who can lead from the front, setting the example and encouraging others to follow him, but also can lead from behind by exerting influence and guiding a group...” In September, Derek will be attending William Paterson University and will continue his competitive swimming career. Way to go, Derek! Please be sure to share your continued future successes with us here at Metro!

COMMUNITY OF THE YEAR - RENTAL COMMUNITY
WOODMONT PROPERTIES WOODMONT LIBERTY
Demand for luxury apartment homes in New Jersey remains high and residents today are seeking luxury, comfort, convenience and a place to call home. Woodmont Properties is adept at identifying unmet needs in the market and passionate about placemaking – creating meaningful connections between people and the places they share. For Woodmont, this is not only a matter of filling gaps in the multifamily market. Each apartment community we develop is an opportunity to unlock potential, open up possibilities, connect people and invite them in. Woodmont Liberty at Independence is a well-positioned addition to the rental landscape in Warren County, boasting 120 luxury rental residences across three meticulously designed buildings, including a luxurious clubhouse space with great indoor and outdoor amenities. Nestled discreetly just behind the Route 517 corridor, this premier location offers convenience with retail, dining, and business hubs mere minutes away. With its strategic proximity to the train and downtown Hackettstown, it presented the ideal canvas to unveil Woodmont’s already well-known apartment brand. Elevating the lifestyle experience, Woodmont Liberty pioneered a suite of amenities previously unseen in the locale. Impressive indoor amenities include a clubroom with
kitchen facilities and game den, strength and cardio center and a virtual fitness studio. Work from home amenities include three private resident workspace offices, business center, conference room and a tech hub lounge. Impressive outdoor amenities include a heated pool with lounge deck, clubhouse terrace with grilling stations, dining tables and a fire pit. The playground was built using rubber mulch for shock absorbency and minimal maintenance. EV charging stations were installed for resident convenience. Pet amenities include a bark park, walking paths, pet stations and an indoor pet spa. Initially hesitant prospects swiftly recognized the allure and value proposition upon the unveiling of our clubhouse, amenities and model apartment during the grand opening. Now fully leased, Woodmont Liberty not only meets residents’ needs but also creates a lasting impact on the surrounding community. We are honored that Woodmont Liberty at Independence has been awarded the prestigious Community of the Year designation by the Metropolitan Builders and Contractors Association. With several projects at various stages of the development process, Woodmont Properties is committed to delivering world-class residential, commercial and mixed-use properties.
