The number of condo listings in Richmond increased 8% between December and January (to 542), but fell by 13% from last January. The number of condo sales decreased by 29% vs December (to 101) but rose 53% vs January 2019. The sales-to-listings ratio dipped to 19%, as Richmond’s condo market transitioned to balanced market territory. The condo benchmark price was $634,100 in January, 0.6% above December but 0.9% lower than in January 2019. The average sold price was $596,045 (up 4% vs December) while the average PSF sales price was $677 (5% higher month-over-month).
