The 1,175 detached listings in Surrey in January were up 5% month-over-month but 23% lower year-over-year. January’s detached sales (205 homes) were down by 21% vs December but 71% above January 2019. The sales-to-listings ratio decreased in January, to 17%, as Surrey’s detached market became balanced. At $1.05M, the benchmark price for detached homes was 0.7% above December and relatively unchanged vs January 2019. The average sold price of $1.17M was 2% higher month-over-month and 10% above January of last year.
