Here’s how we prepare your property for rental: Step 1: Initial Property Assessment We begin with a thorough assessment of your property to evaluate its current condition and identify any necessary improvements. During this stage, we: Conduct a detailed inspection of the interior and exterior of the property. Assess the condition of appliances, fixtures, and systems (e.g., HVAC, plumbing, and electrical). Identify any maintenance or repairs required to meet safety and habitability standards. Evaluate curb appeal and suggest enhancements to maximize marketability.
Step 2: Comprehensive Recommendations
Based on our initial assessment, we provide you with a detailed report outlining recommendations to optimize your property’s rental potential. This may include: Repairing or replacing outdated appliances and fixtures. Addressing cosmetic upgrades such as fresh paint, flooring repairs, or landscaping improvements. Ensuring that all locks and keys are functional and secure. Verifying compliance with local building codes and safety requirements (e.g., smoke detectors, carbon monoxide alarms). Step 3: Contract Preparation and Initial Fees Once the recommendations are discussed, we prepare a management agreement to formalize our partnership. Step 4: Vendor Coordination (Optional - Additional Fee: Based on Project Scope)
With your authorization, we manage and supervise any necessary work to prepare your property for new tenants. We partner with a reliable network of vetted vendors and contractors to ensure top-quality results. Services may include: Routine maintenance and general repairs
Comprehensive cleaning and property sanitization Professional landscaping to boost curb appeal Installation or servicing of key appliances and home systems
Step 5: Final Walkthrough and Certification
Once all the work is completed, we perform a final walkthrough to ensure everything meets our standards. During this walkthrough, we:
Confirm that all keys work properly in their respective locks. Verify the functionality of all appliances, systems, and fixtures. Ensure the property is clean, safe, and ready for tenant occupancy. Document the property’s condition with photos.
Step 6: Marketing and Tenant Screening With the property prepared, we create a tailored marketing plan to attract ideal tenants. This includes: Photos and descriptions for listings. Online advertising across multiple platforms. Thorough tenant screening, including background checks, credit history, and income verification. Virtual staging, if applicable.

Step 7: Owner Guidelines After Tenant Placement After tenant placement, here’s what owners should know:
Rent Collection & Distributions: Tenant rent is due between the 1st and 5th of each month. Processing payments can take up to 5 days, depending on weekends, holidays, or when the payment is made. Owner distributions are scheduled by the 10th of the month. Owners will receive an email notification by the 11th to accept their payment. Transfers may take additional days depending on the banking process. Communication & Coordination: Owners should not negotiate directly with tenants regarding rent, maintenance, or lease terms. All communication and concerns should go through OPM to ensure consistency, proper documentation, and compliance. Property Access: Under Washington State law (RCW 59.18.150), tenants must receive at least 48 hours’ notice for non-emergency access, including walkthroughs, repairs, or inspections. If the property is listed for showing, only 24 hours’ notice is required. Maintenance & Safety: Owners are responsible for keeping the property safe and habitable and must address emergency situations as required by law.
