Here’s how we prepare your property for rental: Step 1: Initial Property Assessment We begin with a thorough assessment of your property to evaluate its current condition and identify any necessary improvements. During this stage, we: Conduct a detailed inspection of the interior and exterior of the property. Assess the condition of appliances, fixtures, and systems (e.g., HVAC, plumbing, and electrical). Identify any maintenance or repairs required to meet safety and habitability standards. Evaluate curb appeal and suggest enhancements to maximize marketability.
Step 2: Comprehensive Recommendations
Based on our initial assessment, we provide you with a detailed report outlining recommendations to optimize your property’s rental potential. This may include: Repairing or replacing outdated appliances and fixtures. Addressing cosmetic upgrades such as fresh paint, flooring repairs, or landscaping improvements. Ensuring that all locks and keys are functional and secure. Verifying compliance with local building codes and safety requirements (e.g., smoke detectors, carbon monoxide alarms). Step 3: Contract Preparation and Initial Fees Once the recommendations are discussed, we prepare a management agreement to formalize our partnership. During this stage, we: Draft and review the management contract with you to ensure clarity and alignment. Collect the setup fee of $150.00. Collect the trust account setup amount of $500.00, which will be used for minor repairs and emergencies.
