Step 7: Owner Guidelines After Tenant Placement After tenant placement, here’s what owners should know:
Rent Collection & Distributions: Tenant rent is due between the 1st and 5th of each month. Processing payments can take up to 5 days, depending on weekends, holidays, or when the payment is made. Owner distributions are scheduled by the 10th of the month. Owners will receive an email notification by the 11th to accept their payment. Transfers may take additional days depending on the banking process. Communication & Coordination: Owners should not negotiate directly with tenants regarding rent, maintenance, or lease terms. All communication and concerns should go through OPM to ensure consistency, proper documentation, and compliance. Property Access: Under Washington State law (RCW 59.18.150), tenants must receive at least 48 hours’ notice for non-emergency access, including walkthroughs, repairs, or inspections. If the property is listed for showing, only 24 hours’ notice is required. Maintenance & Safety: Owners are responsible for keeping the property safe and habitable and must address emergency situations as required by law.
