Thank you for taking the time to apply for the appointment of Estate Director at Oxford North, a new innovation district for Oxford which will be a sustainable place to work, live, learn and socialise. Delivering over one million sqft of labs and workspaces for science and technology companies, this new place will include 480 new homes, a hotel, nursery, amenities and three new public parks. The Estates Director will be the ambassador for Oxford North, leading the management of internal staff, the Estate’s customer relations and experience of anyone who visits. The development is being delivered by Oxford North Ventures GP LLP, a 50:50 joint venture between Thomas White Oxford, the development company of St John’s College with Ontario Teachers’ Pension Plan and

Stanhope. The first phase of commercial development is targeting practical completion in Q2 2025. The successful candidate will be expected to interact with, and influence, a variety of high profile stakeholders and individuals. The new place will offer the highest quality service and environmental standards, ensuring that every occupier has the very best experience of working, living and enjoying the space. The Estate Director will lead the management of the development to full occupancy, ensuring that expectations are exceeded while maintaining the high standards and upholding Oxford North’s brand, values and spirit.

ABOUT OXFORD NORTH VENTURES GP LLP

Oxford North Ventures was established in March 2022 as the 50:50 commercial development joint venture company of Thomas White Oxford, the development company of St John’s College, with Ontario Te a chers’ Pension Plan and Stanhope to deliver substantial investment into carbon- efficient laboratories and workspace, amenities, public space, power and utilities, in addition to the infrastructure improvements to the A40 and A44 alongside public funding support.

The Role ESTATE DIRECTOR, OXFORD NORTH

LEAD OXFORD NORTH WITH VISION, TACT, AND COMMERCIAL PROWESS. DRIVE THE TEAM, CRAFT STRATEGIES, AND ELEVATE THE DEVELOPMENTS BRAND IN THE COMMUNITY.

RESPONSIBILITIES

• Strategic Planning: Innovate and execute growth-oriented strategies in line with client vision and industry trends. • Occupier Management: Cultivate relationships, ensuring occupier satisfaction and business alignment. • Financial Oversight: Establish financial prudence, maximise profitability, and ensure sustainability within budgetary confines. • Business Development: Identify opportunities, enhance operational efficiency, and collaborate for estate advancement. • Project Management: Spearhead projects, guiding personnel towards development objectives with decisiveness. • Community Engagement: Foster positive community relations, address concerns, and demonstrate the estate’s impact. • Risk Management: Deploy strategies to mitigate risks and manage challenges with adeptness. • ESG & CSR: Advocate sustainability, aligning with client goals and promoting eco-friendly policies. • Brand Enhancement: Cultivate and uphold the Oxford North brand, surpassing customer expectations • Stakeholder Collaboration: Foster collaborative relationships to bolster the success and reputation of Oxford North.

SKILLS AND EXPERIENCE

SKILLS • Demonstrated capability to develop and execute strategic plans with precision. • Proficient in fostering and managing positive relationships • Skilled in effective budget management to maximise revenue. • Managing all compliance and in-depth knowledge of legal requirements and industry standards. • Have an ability to oversee the projects vision and goals. • Engage with the community, having the ability to engage with local communities in a positive manner. • Proficient in implementing risk mitigation strategies. • Comfortable leading environmental sustainability initiatives; comprehensive understanding of sustainable practices and energy optimisation. • Expertise in establishing and maintaining stakeholder relationships and promoting collaboration. • Ability to draw on transferable skills and utilise these in relation to a science and tech environment

EXPERIENCE • Must have a demonstrated success in leading large-scale developments to commercial fruition. • Experience in delivering customer-centric service provision and driving the very best in class standards across the industry • Have a demonstrable track record in leading large complex teams, acting as an advocate for the Estate. • Must have experience of managing external supplier relationships driving the highest of standards and SLA’s. • Proficiency in developing and implementing branding and marketing strategies in a comparable Estate, Asset or organisation. • Expertise in lease compliance and performance optimisation.
