SUMMARY OF STANDARDS, RESTRICTIONS AND GUIDELINES January 2019 A summary of Isles Board approved standards and guidelines is presented below. For detailed guidelines homeowners are referred to the Covenants, Restrictions, Guidelines, and Standards that are available online at The Isles Community Website. Homeowners should NOT consider the standards as pre-approval for any project. Improvements to properties should be submitted to the ACC for review and approval.
· Residential Use : The Homes are for single-family use only. No commercial or occupational activity may be carried on without prior consent of the HOA Board.
· Maintenance & Repair: The exterior of all Homes including but not limited to roofs, walls, doors, windows, patio areas, pools, screenings, and awnings shall be maintained in good condition and repair and in a neat and attractive manner. All exterior painted areas shall be painted as reasonably necessary…no excessive rust deposits on the exterior of the Home, peeling paint, or discoloration of same shall be permitted. All new paint changes must be approved by the ACC. No owner shall make any improvement, addition or alteration to the exterior of the home without prior written approval of the ACC.
· Nuisances: No obnoxious or offensive activity, loud noises or noxious odors are permitted.
· Storage: Personal Property shall be kept inside the resident’s home with the excep tion of patio furniture, accessories, and other property commonly kept outside. Basketball goals are to be placed no more than 10’ from the garage and must be in good condition; permanent placement must be approved by the ACC. Please refer to Basketball Guidelines. · Parking & Vehicular Restrictions: No vehicle containing commercial lettering, signs, or equipment, and no truck, recreational vehicle, camper, trailer, boat, or aircraft may be parked or stored outside of the home overnight. No overnight parking is permitted on streets, lawns, or areas other than driveways and garages. If the commercial vehicle is not providing service to the residence then the vehicle cannot be parked on the property. If the vehicle needs to be on property for other reasons and is not providing any service to the residence then it must be parked in the garage. All vehicles must be in good condition and contain a current license plate. Vehicle repairs are not permitted on property. Vehicles must be parked as not to interfere with the sidewalk. · Trash & Other Materials: Each owner shall regularly pick up garbage, trash, refuse, or rubbish on their Lot. Trash and other materials are to be placed at the front of the Lot after 5:00 P.M. on the day before the scheduled day of collection, and removed on the collection day (except Yard debris and other items that are for special pickup the following day). All containers must be stored inside the Home or fenced- in area, screened from view.
· Leases: All leases must be in writing and shall provide that the Association shall have the right to terminate the lease upon default of the tenant in observing the Protective Covenants & Restrictions. No
