lease shall be for a period of less than 6 months. A copy of the proposed lease must be delivered to the Association prior to occupancy of the tenant or the owner may be subject to a violation.
· Temporary Buildings: No tents, trailers, shacks, sheds, storage area, or other temporary structures are permitted on the property.
· Garages: No garage shall be permanently enclosed so as not to make the garage unusable by an automobile. If possible, all garage doors shall remain closed when vehicles are not entering/exiting the garage. If a garage is used only for storage the garage door must remained closed. · Animals & Pets: Only common domesticated household pets (limit of 3 per home with consent of the Board) are permitted. Pit bulldogs are not permitted! All animals must be kept on a leash when outside the fenced yard. All owners are responsible to clean up any mess that a pet created within any Lot or Association property which includes, but is not limited to, their own property. Waste is not to be disposed of on open Lots, lakes, or golf course areas. Deposit pet waste at pet waste stations. · Air Conditioning Units: Window, wall, or any air condition units visible from the exterior of the home is prohibited. Central air conditioning units must be enclosed so as not to be visible from the roads, lots, or golf course.
· Clotheslines & Outside Cloths Drying: No clotheslines or clothes poles shall be erected, and no exterior clothes drying is permitted.
· Outside Antennas & Satellite Dishes: No owner may erect or maintain more than 1 television, radio, or transmission antenna, sa tellite dish, or similar apparatus unless the apparatus is 18” or less in diameter, screened from public view, located in the rear yard, or affixed to the rear roof ,and is not visible at any point along the lot boundary line in front of the house that abuts or is adjacent to a street, right-of-way, or sidewalk. Written approval from the ACC prior to installation is required. · Flagpoles: In-ground, free standing Flagpoles must be approved in writing by the ACC. American flags may be flown anytime in accordance with the U.S. flag displaying protocol. If you wish to display the U.S. flag it must be on a pole that is attached to the house. Flagpoles may be attached to the front columns or to the step handrails. Flagpoles must be no longer than 6 feet and t he flag cannot be larger than 3’ x 5’. Flags must be in pristine condition when flown · School or Decorative Banners: Flags representing a school or team may be flown only on weekends or on the days of the event. Please remove them after the game day so the neighborhood does not look unsightly. Special occasion or holiday flags may be flown within one week of the occasion. Seasonal flags are to be flown only on weekends. Please make sure the flags pertain to the current season · Signs: Acceptable signs permitted are: “For Sale” or “Open House”; both are limited to six square feet. “For Sale” signs must adhere to the Rivertowne color scheme and contain the Rivertowne logo. No commercial Real Estate “For Sale” signs are allowed. “For Rent” signs are prohibited. “For Sale” and “Open House” signs are permitted only on the property they are advertising. No signs are allowed in the common areas.
· Window Treatments: Window treatments shall consist of drapery, blinds, decorative panels, or other tasteful window covering.
