· Surface Water Management - Wetlands Areas : No Owner shall remove native vegetation that becomes established with the Wetland Areas located on or adjacent to any portion of the Property. No Owner shall add or introduce additional vegetation or other forms of plant life or landscaping within the Lakes or the Wetland Areas located on or adjacent to any portion of the Property. Owners should address any questions regarding authorized activity within the Wetland Areas to the ACC Committee, the Parker’s Island Association , and the applicable governmental authorities.
· Swimming Pools: A design for a swimming pool, therapy pool, or spa must be submitted to the ACC for approval.
· Fences & Walls : Owners must submit a plot plan to the ACC showing the proposed location of fences, the height, and type of fence to be installed. Fences are not to exceed 4’ in height and must not be solid. All fences must be black aluminum or black metal. Fence must be installed on all four sides, unless attaching to a neighbor ’ s fence, which must be the same color and material. The fence should originate in the back corner of the home and not on the sides of the home. The ACC may allow side attachment fences for a specific, good reason.
· Mailboxes : Mailboxes must be the mailboxes approved for Rivertowne Country Club.
· Use of Lakes: The use of Lakes or Ponds for any recreational purposes including fishing is prohibited . Lake Front Lots are prohibited from using Lakes or Ponds for irrigation purposes. In addition (a) no boat house, dock, building, landing, mooring pile, pier, ramps for boats, or aircraft shall be erected on or adjoining any lot; (b) no Lot shall be increased in size by filling in water on which it abuts; (c) no boat canal or other waterways shall be dug or excavated into any lot; and (d) no slope of waterfront abutting any Lot shall be altered in any manner whatsoever. · Playground Equipment: An owner must submit a sketch of any swing sets or playground apparatus to the ACC prior to installation. Drawing is to include: height, width, material, and location in yard where apparatus is to be placed. Any awnings that are attached to playground equipment must be in neutral colors. Dimension limitations will apply. · Landscaping: All landscaping should be tasteful and not offensive to the neighborhood. Any vegetable garden must be in the rear yard and must not create an unsightly appearance to the neighborhood from any street or golf course view.
· PODS: All portable storage units are permitted on the property for no longer than ten (10) days.
· Garage Sales: Garage sales are limited to display and sale of personal property by the owner or tenant that originates from the home of the sale. No merchandise is to be delivered or transported in to conduct a garage sale. Merchandise is to be displayed in the garage and/or on the driveway area if possible. Owners or tenants are limited to two (2) weekend garage sales per calendar year. Owners and tenants planning to conduct a garage sale must notify the Association Manager at least two (2) weeks prior to the sale. Owners or tenants are to remove merchandise from the yard immediately following the sale.
