City Quays 3 is a pivotal component of the redevelopment initiative within Belfast Harbour and provides the largest Grade A office development in Belfast. A key element of the client’s brief was to maximise flexibility within the office spaces. Column-free spaces were desirable, as was the ability to provide internal connections between floors. This purposeful integration aimed to cater to the modern workforce’s evolving needs while also contributing to the area’s urban regeneration. Using a piled raft solution to optimise pile mobilisation provided the advantage of a single excavation and pile cut-off level, streamlining the construction process. involvement within the design process and resulted in more efficient and sustainable construction processes. The Judges noted that collaborative working environment resulted in superstructure design amendments to allow a more efficient piling system to be utilised and the design incorporated measures to permit specialised constructed techniques, such as slip forming to be used. The design was developed using BIM and detailed coordination in a 3D environment resulted in innovative and sustainability construction.
