IT GOES WAY BEYOND INVESTING!

About four years ago, I woke up in a terrible mood. I jumped in the shower, threw on some clothes, and headed straight for the door. Of course, on the way out, I got into an argument with Gina, too! By the time I buckled my seatbelt, I was so grumpy that steam was practically coming out of my ears. How do you think I showed up at work that day? Did I walk in with a smile on my face, feeling pepped up and ready to tackle my multifamily to- do list? Hell no! I rolled into work with half a tank of gas. My performance was nowhere near as good as it could have been — and I noticed. That crappy day was a “Eureka!” moment for me. Looking back over my morning, I saw where I’d messed up.

Before my “Eureka!” moment, I thought that all I had to do to improve in this industry was spend more time reading, studying, buying, selling, and grinding it out in the multifamily world. But that’s total BS. The truth is that you have to be really good at taking care of yourself and your relationships, too, or your work will suffer. Making more money doesn’t automatically make you happier at home, closer to your kids, or more relaxed on your days off. You have to do that yourself! I didn’t take time to work on my mindset by reading, meditating, or listening to a podcast.

I wanted to make doing those check-ins easy — for myself and all the investors I work with. So, I reached out to one of my developer friends, and we created the Heartland Multi-Family app. The app is full of resources on investing in multifamily real estate, including links to classes, trainings, and books. It also includes instructions on the best and fastest ways to find multifamily properties that work for you. But it doesn’t just keep you on track to reach your investment goals. It WILL make you a better investor, but it will also force you to check in on your mental health, physical health, and relationships every day. Then, it will hold you accountable in all of those areas. Why? Because feeding yourself there is the only way to really become the best you can be.

TIPS TO ENSURE YOU AREN’T OVERWORKED Work From Home?

According to the U.S. Census Bureau, the number of people who work out of a home office has tripled between 2019 and 2021. This massive increase is mainly due to the pandemic. Prior to COVID-19, it was believed that if workers were not in an office setting, they would slack off while working remotely. However, the opposite has proven to be true. In fact, some studies show that many employees working from home are overworked as their personal and professional lives start to blend. When their home is also their office, do they ever really transition out of work mode? If you have adopted the remote work lifestyle, here are some tips to help ensure that you are not overdoing it. STICK TO A START AND STOP TIME. In an office setting, employees are instructed when to show up and go home. Some even clock in and out, even for lunch breaks. If you are

working from home, maintain regular working hours and avoid the urge to “check just one work thing” outside of your set hours. LOG ALL OVERTIME. On that note, if you do end up working after- hours or more than your slotted hours in the day, record it and “flex” your hours on a different day to balance out the overtime hours. Even if you are just putting in an extra 15 minutes on a Wednesday evening, mark it down — this way, you know just how much extra work you put into a particular task or project. BE VOCAL. If and when you become overwhelmed, it’s important to say something. When employees are outside of a traditional office setting and faces and body language can’t be observed throughout the day, it can be difficult to know when someone has too much on their plate and is on the verge of burning out. To bridge this gap, be vocal about your workload!

LET ME CREATE VALUE OUT OF THIN AIR! Boost the Worth of Your Investments the Easy Way

Yes, you read that right: I create value out of thin air! Before I tell you how, I want to clarify that I am not on some kind of “ego trip.” Nor will you see me in Vegas performing any magic shows! What I am talking about is creating hundreds of thousands of dollars in value through apartments ... by reducing pain-in-the-butt taxes. Frankly, I do a very, very good job of this — and your wallet can benefit! Right now, I’m about 80% through working on property tax assessments for our apartments and those of other landlords and investors who hired me to find untapped value in their properties. Across all of those properties, I’ve created a seven-figure jump in value! I successfully reduced one apartment owner’s taxes by $50,000. Yep, $50,000! That means their property is now worth $700,000 more than it was yesterday, and I added $50,000 of income to their bottom line. Let that sink in a minute. I also won a $20,000 reduction on the taxes of three apartment properties. I increased the overall value $250,000 in a matter of days WITHOUT spending any money on capital improvements. Let that sink in! I know it probably seems impossible to add hundreds of thousands to your net worth with NO WORK. But it IS possible if you know what you are doing — and I do. In fact, I’m obsessed with it. Right now, the tax assessors hate me.

They want me to leave the state. But I’m not going anywhere! I even plan on showing

up in court if that’s what it

takes to get our taxes lowered.

I do this for all of the projects I am personally involved in, and it’s just one of the ways I create value for my fellow investors, my partners, and myself.

If you’re the type of person who plays Trivial Pursuit and watches “Jeopardy,” you’ve probably heard this fun fact about Iowa: “The Hawkeye State has more pigs than people.” This isn’t made-up trivia — it’s true! According to The Gazette, a beloved Iowa newspaper, there are almost eight pigs in the state for every person. As the newspaper puts it, “It’s a good thing the pigs don’t decide to rebel because they definitely have the upper hand — or hoof.” When we first ran across this statistic, it immediately raised our eyebrows. We knew pork was big business here in Iowa, but we were determined to find out exactly why our state has become America’s hog heaven. (According to the Iowa Pork Producers Association, about 1/3 of the country’s pigs live in Iowa, and there are pig farms in every single county.)

So, we dug into the facts! Here are a few reasons the Hawkeye State is a pork paradise.

1. IN IOWA, PIG FARMING HAS DEEP ROOTS. Vox reports that decades ago, Iowa was home to hundreds of small family farms, and “many considered pigs to be the keystone of these small farms’ survival.” This history may have contributed to a wealth of hog experts who carried on the family business and continue to keep pigs today. 2. PIGS EAT CORN AND SOYBEANS — AND IOWA HAS PLENTY OF BOTH. Iowa is typically in the top two states for corn and soybean production year to year. These crops grow well in Iowa, so keeping the pigs close to their food makes sense. According to the Iowa Pork Producers Association, “During the year, Iowa pigs will eat corn from 22% of Iowa corn acres and 23% of Iowa soybean acres.” 3. PIG RAISING KEEPS GETTING MORE EFFICIENT. Vox reports that Iowa used to have far fewer pigs. In fact, between 1992 and 2021, “the state’s pig population has increased more than 50%.” Today, Iowa has more pigs than ever because large farms have streamlined the rearing and slaughtering processes, leading to a more significant imbalance in the pigs-to-people ratio.
