In Bergen County the firm completed four individual mid- dle-market transactions. Led by co-founders Steve Tragash and Greg Pine , the investment bro- kerage firm orchestrated the dis - position of 64 residential units, four street-level retail spaces and an 11,104 s/f medical-office building, emphasizing consis- tent execution and transaction stability from initial engagement through closing. The transactions included a two-building garden-apartment community in Dumont; Ber- genfield’s Simone Place Apart - ments; a downtown mixed-use, two-building portfolio featuring active commercial frontage; and Bergenfield Medical Arts, a high-visibility commercial property. downsizing this year. Com- bined with its highly visible lo- cation along Rte. 27 within one of Central New Jersey’s most established business corridors, the asset attracted significant attention from private and institutional investors seek- ing both in-place income and future upside. “The sale of Edison Square West underscores the power of strategic positioning, broad market exposure, and a dis- ciplined execution process,” said Chesler. “By generating significant investor engage - ment and fostering meaning- ful competition, we were able to deliver an outstanding
community spanning two three- story buildings. Situated in the borough’s central business district along the Washington Avenue corridor, the property offers access to Rtes. 4 and 17, lo- cal transit lines and NJ Transit’s nearby River Edge and Emerson stations. Continuing its brokerage ac- tivity in adjacent Bergenfield, SAGE completed three addition- al transactions spanning multi- family, mixed-use and medical- office real estate. The residential transactions featured the sale of Simone Place Apartments, a 17-unit property offering studio, one- and two-bedroom layouts with a distinctive Mansard-style exterior facade, and the sale of a 23-residential-unit mixed-use portfolio at 46 Legion Dr. and 41 S. Washington Ave., which includes four ground-floor retail suites fronting the latter address. Rounding out the regional activity, SAGE orchestrated the sale of Bergenfield Medical Arts, a two-story professional facility located at 136 N. Washington Ave. Constructed in 2008, the multi-tenant building features elevator service, dedicated surface parking and anchor tenancy associated with Ber- gen New Bridge Medical Cen- ter’s northeast Bergen County satellite location. MAREJ Through a comprehensive and highly targeted market- ing campaign, Colliers and Ten-X generated more than 130 executed confidentiality agreements and conducted 11 property tours, creating a competitive bidding environ- result for our client. The strong response from the mar- ketplace reflects continued demand for well-located office assets that offer both stable cash flow and value-add po - tential. This transaction is another example of how the right marketing strategy can maximize value and create certainty in today’s invest- ment environment.”

ment that culminated in a strong pre-auction offer. The transaction achieved excep- tional execution certainty, supported by a $1 million non-refundable deposit sub- mitted upon execution of the purchase and sale agreement. As part of the sale structure, the buyer and seller also agreed to share the mansion tax and transfer tax equally. “This sale is a clear signal that demand for well-located office product in New Jersey hasn’t gone anywhere. Inves-
tors are still competing for assets with the right basis and the right location, and Edison Square West had both,” said Norris. “Colliers’ expertise and dis- ciplined marketing process delivered exactly the outcome we were looking for. As part of the transaction, we structured a sale-leaseback that allows 2035 Lincoln Hwy. to remain our corporate headquarters,” said Parth Pandya, asset manager at Friendwell Man- agement USA, LLC.
