Firm adds Yonkers, NY mixed-use building Accordia extends third-party property management portfolio

YONKERS, NY — Accor- dia Property Management has been awarded a 22,000 s/f property on South Broadway in Yonkers. Accordia is providing prop- erty management, financial oversight, tenant and ven- dor relations and ongoing operational support. “We’ve built our manage- ment business around the same principles we apply to our own properties,” said Frank Recine , principal of Accordia. “When an owner entrusts us with an asset, we approach it as if it were our own. That means protecting the property, controlling ex- penses and making informed decisions that support the owner’s objectives.” continued from page 32 we bring that same owner’s perspective to every decision. Q: How important are ten- ant relationships? CH: They’re extremely im- portant. Tenants spend time at the property every day, and the management team is often the connection between the tenant and ownership. You need to be accessible, communicate clearly and follow through. When you build good relationships, tenants are also more likely to communicate with you about what they’re experiencing. That gives us valuable insight into what’s working and where something may need attention. Q: What goes into man- aging vendors and capital projects effectively? CH: Preparation is a big part of it. Before work begins, you need to understand the scope, cost, schedule and potential impact on the property. Then there’s accountability. We want qualified vendors, competitive pricing, clear expec- tations and consistent follow- through. For larger projects, coordination becomes especially important because the work has to move forward without un- necessarily disrupting tenants or normal building operations. Q: How involved should a property management team be in the financial side of an asset? CH: Very involved. A property manager is making decisions every day that have financial consequences, so you have to understand the numbers behind those decisions. Budgeting and expense man-

“Property management, leasing and financial per - formance are all connected,” said Recine. “Our experi- ence across those disci- plines allows us to look at the entire asset, address what needs attention today and identify opportunities that can make the property stronger over time.” The South Broadway assign- ment further strengthens Ac- cordia’s third-party business throughout the region. MAREJ agement aren’t separate from operations. They’re part of man- aging the property effectively. Knowing where the property is performing as expected, where costs are changing and what ex- penses are coming gives owner- ship much better visibility and allows everyone to plan rather than react. Q: After more than 15 years at Accordia, what do you think distinguishes the company’s third-party man - agement practice? CH: We have people who un- derstand properties from both the management and owner- ship sides of the business. We know what it’s like to operate a building every day, but we also understand what ownership needs from that building as an investment. For our clients, that means we’re not just checking boxes. We’re involved, we’re accessible and we’re thinking about what’s best for the property and the owner over the long term. With nearly two decades in commercial real estate and extensive experience oversee- ing a multimillion-square-foot portfolio, Chris brings a broad operational perspective to Ac- cordia’s third-party property management practice. Accordia provides property and asset management, fi- nancial management, tenant and vendor oversight, leasing support, capital planning and other services designed to help commercial real estate owners operate their properties effec- tively and make informed deci- sions about their assets.
