A key role in navigating a $23.45M transaction marks an early career milestone at SAGE Katie Migner turns a background in property operations into investment sales success
ow did you begin your career in com- mercial real estate? My interest in commercial real estate really took off during my time at Montclair State University, where I earned my B.S. in Business Administration with a con- centration in Real Estate. Fresh out of school, I jumped into the industry with a global commercial real estate ser- vices and investment manage- ment company, starting out as a property administrator and working my way up to associate project manager H
my passion for deal-making and strategic advising. What was your greatest professional accomplishment in 2026? My biggest win this year was stepping in to help navigate a critical open item during a $23.45M deal that easily could have stalled – or completely derailed – the sale. Drawing on my background in project coor- dination and problem-solving, I helped dive into the details alongside our senior leadership to untangle the issue, keep all parties aligned and bring the transaction across the finish line. It was a high-stakes mo- ment that really underscored the power of detail-oriented ex- ecution and team collaboration. Who or what has been the strongest influence on your career? Hands down, it’s been the culture of mentorship I’ve ex- perienced early in my career and now at SAGE. Working alongside seasoned leaders like Greg Pine and Steve Tragash and senior brokers has had a massive impact on how I ap- proach this business. Seeing how our leadership pours their time and energy into guiding emerg- ing talent, sharing institutional knowledge and modeling what true client-first advisory looks like inspires me to continuously elevate my own craft. What were your early goals and how did you enhance or change them? Early on, my goal was cen- tered around mastering the operational and physical side of commercial real estate to make sure projects ran smoothly, budgets were met and stakeholders were happy. But as I gained more hands- on experience, my focus nat- urally evolved. Managing complex projects showed me that I thrived in high-touch, strategic environments where data meets strategy. That realized passion shifted my trajectory toward investment sales, where I could help cli- ents create and execute long- term investment strategies. What unique qualities makes you most successful in your profession? I bring a strong analytical mindset combined with high attention to detail and proac- tive communication. Coming from a project management background, I don’t solely view a property as a financial asset. continued on page 46
Why did you choose this field? I’ve always been fascinated by how commercial real estate shapes communities and drives local economies. What drew me to investment sales specifi - cally is the blend of analytical rigor and human connection. It extends beyond spreadsheets and cap rates – it’s about understanding a client’s long- term vision and helping them navigate complex transactions. Moving into brokerage sales at SAGE has allowed me to bridge my background in project man- agement and operations with

over five years. That experi - ence gave me a hands-on, end-to-end understanding of property operations and proj- ect management. Earlier this year, I made a pivotal transi-
tion to multifamily-focused investment sales by joining SAGE Real Estate Advisors, leveraging my operational background and building upon my expertise.
