April townhome sales increased by 14% month-over-month, to 457, and were 15% above April 2023. The sales-to-listing ratio for townhomes in the Greater Vancouver board area, at 33%, reflected a sellers' market. The townhome median price in April was $1,090,000, a 0.6% decrease from March and 4% above April 2023. The average sold price was $1,166,381, 2% below last month; the average PSF sale price was $785, down 1.3% to last month.
