Craigentinny Grove Extension and Entrance Porch Projects
Ruksana reached out to DTJ Joinery & Building Contracts after seeing our glowing reviews, and her project in Craigentinny/Mountcastle was an exciting blend of materials and design. We built a stunning extension featuring a stone front, larch cladding with a canopy, and rendered finishes, creating a unique exterior. Inside, it became a luxurious walk-in wardrobe with bespoke lighting, chandeliers, and custom wardrobes, alongside a serene prayer room and a fully mirrored gym. At the front, we constructed a custom porch with a made-to-measure front door, LED lighting, stylish tiling, and a welcoming entrance. The outdoor space was enhanced by rebuilding stone walls, adding pillars with pier caps and sphere stones, and incorporating composite cladding fencing for a modern touch. This project was a true collaboration, bringing Ruksana’s vision to life with style and functionality.

Kate and Ken envisioned maximizing space and enhancing their Blackhall semi-detached bungalow, and we worked closely to bring it to life. We built a rear extension, creating a peaceful office and library with bespoke oak bookshelves. At the front, a new bay window added space and natural light. Upstairs, a beautiful oak staircase led to three dormers—two enhancing the bedrooms and one forming a spacious main shower room. Throughout the home, we installed high-quality sash and case windows for character and efficiency. New French doors at the rear seamlessly connected the interior to the garden. By carefully refurbishing every frame, sash, and pulley, we brought the windows back to full working order while preserving their original character. Each was draught-sealed and upgraded for energy efficiency, ensuring they will last another century without compromising heritage value. From solid foundations to bespoke stone detailing and paved interiors, this greenhouse was meticulously built to deliver a functional and visually striking space. What began as a simple request to “build a base” for a greenhouse evolved into something truly special. In this Midlothian home, we transformed a small, separate kitchen and dining room into a spacious, open-plan kitchen diner designed for modern living. Debra Clarke’s relatively new-build house had a restrictive layout that wasn’t meeting her needs, so we set out to create a functional, open space that would elevate her everyday experience. We began by removing the dividing wall, completely opening up the area and making room for a brand-new, custom-fitted kitchen. All electrical and plumbing services were carefully relocated, allowing us to install new lighting and radiators tailored to the open-plan layout. The addition of a sleek breakfast bar provided an ideal spot for casual dining, while solid oak flooring throughout brought warmth and continuity to the design. To further enhance the functionality, we created a separate utility room with a fresh, practical layout. This addition ensures that the kitchen remains a hub for cooking and entertaining while keeping household tasks neatly tucked away.

We were entrusted with transforming this bedroom into a showstopping space, capturing the feel of a luxury, 5-star boutique hotel through carefully considered mood lighting and bespoke details. Brick slips behind the bed provide a rich, textured backdrop, while walnut surrounds frame the bedside area, complemented by floating drawers and unique ambient lighting fixtures. A full mirrored wall with black Crittall- style framing adds depth, beautifully reflecting light and enhancing the sense of space. For the ceiling, we designed a striking X-detail, lowered to create visual drama, with discreet LEDs casting a warm, inviting glow against the dark, moody paint. Custom walnut wardrobes maximize the room’s height, featuring open shelves with recessed lighting for a combination of elegance and practicality. Every detail was carefully considered to create a harmonious blend of style, function, and craftsmanship. The result is a luxurious, sophisticated bedroom that feels both intimate and expansive, turning a simple space into a true high-end retreat.

This project was designed to expand and modernize the property with a seamless new extension. The works began with the removal and opening up of the external wall, followed by the installation of steel beams to provide full structural support. From the foundations to the roof, we constructed the entire extension, incorporating a bespoke staircase as a standout feature. A new kitchen was fitted alongside high-quality flooring and carefully considered finishes that tied the interior together. To complete the transformation, we installed decking and carried out landscaping works, creating an inviting outdoor space. This small extension was high in detail and craftsmanship. Anne Macintosh wanted to maximise space, and we delivered a transformation full of light, function, and modern style. We created a large structural opening with steel supports to reinforce the flats above. A small window was replaced with full-height bi-fold doors on both sides, opening onto a new patio and flooding the space with light. The kitchen moved into this new dining corner, making the most of the open-plan layout, while the original kitchen became a bright, spacious bedroom. Outside, we used Equitone anthracite cladding—typically seen on commercial buildings— for a bold, contemporary finish. A compact space, now vibrant and practical.

Instead, we proposed a smarter solution: retain the existing structure and transform it to look like a brand-new oak staircase. To add more function and style, we recessed a custom oak bookcase into the wall along the staircase, creating a standout feature without losing space. We removed the old conservatory and built up from the original foundations, creating a brand-new, fully insulated living space built to modern standards—comfortable in every season. The garage was given the same treatment, with the walls, floor, and roof all carefully insulated. The real highlight was forming a larger structural opening into what is now a bespoke bar area. Once a forgotten storage garage, it’s now a hub for family gatherings and entertaining. The result? Situated beside the iconic St James Quarter, our project on York Place involved the restoration of 45 beautiful sash and case windows, each over 100 years old. Neglected for many years, these windows are now receiving the care they deserve, using traditional craftsmanship methods that respect the original structure while complying with listed building regulations. The renovation included the replacement of sills, installation of a modern simplex easy-clean system, draught-proofing, and upgrading to double glazing for improved efficiency—all without compromising the historic look. We also installed new ironmongery and repaired areas affected by rot, restoring each window to its former glory. It’s an honour to work on such a prestigious Edinburgh building. While this project came with its challenges, we’re proud to have delivered a finish that meets the highest standards. This restoration reflects our commitment to preserving Edinburgh’s heritage while enhancing its functionality for the future.
