the landlord. One Stop Logistics, a lead- ing, mid-sized 3PL provider of freight coordination ser- vices based in Manalapan, was seeking a freestanding building in Edison to serve as a contract warehousing op- eration. The company operates several additional warehouse and office locations in the re- gion, and given that the prop- erty also includes five acres of flat, paved space, 77 Executive Avenue was the perfect place to consolidate equipment and park trucks, ultimately serv- ing as a dispatch location for the Northeast market.

“The property’s proximity to Port Elizabeth and Port Newark terminals as well as the New York Container Terminal in Staten Island, NY, made it ideal for One Stop Logistics’ needs,” said Dipinto. "In addition, Heller Industrial Parks made the deal easy to execute given their track record of superior tenant relations.” The Blau & Berg Company was founded in 1932 and holds a leading position in the New Jersey and Tri-State com- mercial real estate market. for Sheldon Gross Realty , who represented the seller. The location had previously been utilized as a soap-manu- facturing facility. Macritchie Storage, a private investment company, specializes in acquir- ing properties and converting them into self-storage loca- tions. “I’d initially thought this property would be purchased by another manufacturer, but it turned out to be an excellent fit for Macritchie Storage,” Glick said. “The location is ideal for them, and the build- ing’s footprint is well-suited to their specific needs.” The deal also provided some nostalgic satisfaction to Glick. Two decades ago, he’d repre- sented the very same client during the purchase of the 1007 Jersey Ave. property. In a separate transaction, A 1,164 s/f office located within Maplewood’s 515 Valley St. building was recently leased by television production com- pany Double Exposure Films LLC. The transaction was brokered by Sheldon Gross Realty VP Eric Weston , who represented the lessee. Already based in Maple- wood, Double Exposure Films joins a children’s book pub- lisher, a fresh fruit delivery service, Easter Seals of New Jersey, and a number of other businesses and organizations within the 54,000 s/f office building. “This transaction is good news both for Double Expo- sure Films and Maplewood,” says Weston. “The business is expanding, and the fact that it committed to doing so without leaving the township is testa- ment to Maplewood’s excel- lence as a hub for commerce in Essex County.” Best known for unscripted TV programs, Double Expo- sure Films enlists the services of top directors and producers to offer unique visual per- spectives. Founder John X. Kim has worked on popular programs for such networks as Discovery, TLC, A&E, and BET. n
