C onstruction manage- ment is about more than building effective- ly. It involves all of the moving pieces that combine to ensure a project’s success. Strategic thinking and planning dur- ing the initial stages of proj- ect development can lead to buildings that are built more efficiently and that bring more value to owners. Professional construction management consulting looks at projects from both the big-picture and fine-detail perspectives. Delivering a quality project, from concept through con- struction begins with six steps: conceptualization, justifica- tion, scope and budget analy- sis, funding review, approvals, and schedule development. Conceptualization provides an opportunity to review a project’s identity, anticipate the unknowns, and seek the input of a team of design and construction professionals. Scope and budget review defines the limits of a project and confirms anticipated hard and soft costs match expecta- tions. Using historical values and precisely identified scope of work items can avoid the chance of scope creep further into the project. Funding review carefully evaluates a project’s financ- ing structure and identifies sources of supplemental fund- ing including grants, gifts, and loans. This is the opportunity to leverage the insights of fi- nance professionals to ensure a project has the necessary funds to move forward and that scope and budget align with both funding and project objectives. Approvals take a project’s initial strategy phase into the home stretch. Mapping ac- countability, studying review and approval processes – from zoning to historic boards to community groups – and in- corporating into the project schedule ensure a level of con-
