4. CONCLUSION
Conclusion The E. 131 st Avenue corridor faces a number of challenges moving into the future. Currently, the direction of development in the area is moving towards a connected suburban form, which will not create a conducive environment for current residents. Gated communities, large box retailers and large superblocks are becoming more common, while the neighborhoods are losing walkability. The elevated crash rate combined with the prevalence of pedestrians, cyclists and electric wheelchair users is a cause for concern. As is intended through the PLAT process, all twenty-two of these recommendations will work together to change the direction of the corridor and direct development to a compact urban form. The proposed zoning and future land use changes will create neighborhoods with more of a connected urban feel. This will work in tandem with changes to the typical sections and improvements to the pedestrian and bicycle network to develop supportive transportation infrastructure. Improvements such as a shared stormwater facility will increase developability in the corridor while also mitigating floodzone incursion. In addition, the development of a green space on the Hillsborough County owned stormwater parcel will offer much-needed recreation space in the area. Off-corridor improvements such as sidewalks on neighboring streets and the shared use paths south of E. 131 st Avenue will improve the walkability and connections in the area.
