Hundreds of building later, from 1,000,000 s/f office build- ings and hospitals to 50,000 s/f warehouses, lighting technol- ogy keeps evolving and becom- ing more efficient, and now the LED Lighting Revolution is upon us. LED fixtures are designed to last from 50,000 to over 100,000 hours of op- eration, eliminating HID or fluorescent lamp replacement. When upgrading interior high bay lighting or exterior wall and pole mounted fixtures, the maintenance savings from avoiding the need for a lift or boom truck to replace a lamp
can be dramatic. Some LED fixtures contain a large num- ber of individual LEDs, with each having its own lens to direct the light emitted. This fixture design approach allows LED lighting to achieve more even light coverage than any HID point source can achieve, and the result is particularly evident when replacing HID pole lighting in parking lots or roadways. Enersave is currently in- stalling advanced LED light- ing in offices, warehouses, parking decks, factories, retail and in exterior wall and pole mounted applications. LED
fixtures replacing HID (Metal Halide or High Pressure So- dium) usually drop lighting electric consumption by 50% or more. Enersave’s highly ex- perienced lighting team man- ages the entire process, from initial audit, recommendation of retrofit or new fixture, to all rebate paperwork, equip- ment purchase and project management, to verification of electric savings. Electric bill reductions usually pay for the net cost of the lighting upgrade after rebates in two to four years, and even more quickly for 24/7 lighting applications. LED lighting is available
in color temperatures from 2700K to 5000K, easily match- ing or improving existing lighting. Unlike HID lighting and most fluorescent fixtures, LED lighting is easily dim- mable, and can be equipped with occupancy and daylight controls to reach savings of 80% when replacing HID fixtures in warehouse appli- cations. Cycling LED fixtures on and off with short time in- tervals does not shorten LED operating life, as it does with fluorescent lamps. Industry consultants believe that LED lighting will replace virtu- ally all other forms of lighting equipment due to its high lu- men per watt efficiency and its very long life, and Dennis agrees with them. n HFF completes largestmultifamily deal inPhillyin10yrs FLORHAM PARK, NJ – HFF announced that it has closed the sale of Edgewater Apartments, a 290-unit, class A multi-housing com- plex in Center City, Phila- delphia. HFF marketed the prop- erty on behalf of the seller. According to HFF, this is the largest multifamily transac- tion to close in Philadelphia in more than 10 years. Edgewater Apartments is located at 2323 Race St. along the Schuylkill River in Center City Philadel- phia’s northwest quadrant, known as Logan Square. Completed in 2005, the prop- erty consists of a 12-story tower with 270 units plus 20 townhomes attached to a five-story, 491-space parking garage. Units are offered in studio, one-, two- and three- bedroom layouts. Included in the sale is a development site that has been approved for approximately 240 ad- ditional apartments. The HFF investment sales team representing the seller was led by senior managing directors Jose Cruz and Andrew Scandalios , and managing directors Kevin O’Hearn and Jeffrey Ju- lien and associate director Steve Simonelli . This was closed in conjunction with the recently opened HFF Philadelphia office, which is headed by Mark Thomson and Zac Pierce . n
