2025 SRG Guide to Selling

There are several expenses associated with selling. What follows is the vast majority of them and steps to calculate your “net proceeds” - aka what you’ll make from the sale! All of the below % are based on the sale price. HOW MUCH WILL YOU walk away with?

COST TO SELL:

Real Estate Commission (often total 5-7%, but negotiable.) Excise tax (1.5%) Title insurance (.5%) Misc recording/escrow fees (.5%)

Total cost to sell: 7.5-10%.

WHAT DOES THE BUYER PAY?

Loan origination fee (if a loan, 1%) Lender’s title insurance (.5%) Misc loan fees, appraisal, etc (.5%) Misc recording/escrow fees (.5%)

Total cost to buy: 2.5% + any interest rate buy downs
