will have a major impact on the success of the project in terms of quality, budget compliance, and timely completion. As the building process becomes ever more complex, the demand for experienced construction pro- fessionals will continue to grow through 2014 and beyond. Several forms of construction project delivery are available to owners and developers in the building industry. Each method, from the conventional to the more creative, has been developed to ensure a suc- cessful project while saving time and money. These forms include, “Traditional Design, Bid, Construct with Single General Contractor”; “Tradi- tional Design, Bid, Construct with Multiple Prime Contrac- tors”; “Construction Manager as Constructor”; and “Design- Build”. Because of the expense, po- tential liability and magnitude of project scope, owner/develop- ers have increasingly turned to the service of professional and independent Construction Management (CM) firms who are responsible for overseeing the entire project process from design to completion. The CM functions as an extension of the owner’s organization by repre- senting and protecting their best interests. The CM will: • Coordinate the structuring and hiring of a skilled project team. • Provide scheduling, estimat- ing, value analysis/ engineer- ing recommendations during design that can minimize risks and result in significant cost savings. • Select and manage contrac- tors. • Conduct extensive and ongo- ing site inspections to ensure quality workmanship and ad- herence to safety protocol. • Provide a central point of communication between all project participants to pro- actively resolve construction issues. Owners are recognizing the
tremendous benefits of using a CM as they are able to retain control of the project through
continuous communication and reporting, while capitalizing on the expertise and construction
