THE HIDDEN KEY TO REAL ESTATE SUCCESS What Henry Ford Taught Me About Property Management

When you think about real estate investing, especially in multi-family properties, your mind probably jumps to the exciting parts — finding that perfect location, negotiating a great deal, or securing the best financing. But after 30 years in the business, I’ve learned that the key to success isn’t just about those headline moments. It’s about something much more fundamental: property management. Your property management process should be efficiently streamlined like Henry Ford’s assembly line. Ford’s Model T first went on sale on Oct. 1, 1908, and his assembly line system dominated manufacturing worldwide. While property management isn’t exactly an assembly line, the principles are surprisingly similar. Over the years, I’ve developed a systemized process for managing properties that is as pivotal to my business as Ford’s was to his. An efficient process doesn’t just boost income — it enhances property value, resident satisfaction, and employee satisfaction. When I started in the multi-family property business, I was a lone wolf, figuring things out as I went (not exactly having any set protocols). But as I’ve grown and gained knowledge, I’ve realized how crucial efficient property management is. It’s not just a necessary evil — it’s the basis upon which everything else is built.

Many investors get caught up in the thrill of the deal. They focus on location, financing, and closing that next big purchase. And while those things are essential, they do not determine your success. The first thing you should be concerned about is how you’re going to manage that property once you’ve got it. If you don’t have a strong property management system, you’re setting yourself up for a lot of trouble. It’s like trying to build a house without laying a solid foundation. Over the years, I’ve spent a ton of time refining my property management systems and processes. I’ve learned that the better job you do in property management, the better your income will be, and the more valuable your properties will become. It might sound obvious, but it’s something so many investors overlook. They’re constantly searching for deals and ways to finance them, but they forget the importance of managing and protecting these properties! This critical aspect allows us to do better than average in this industry. I’m the first to admit I’m not perfect, and I certainly don’t have it all figured out. But every year, we make progress. We get better at our work, and the results speak for themselves. The property management systems I’ve developed have allowed me to train others to be good at what they do and enjoy it, too. When your team is happy, they do a

better job, which translates into happier residents and more successful properties.

So, if you’re considering investing in multi-family properties or are already in the game and looking to improve your results, take a page out of Henry Ford’s book. Focus on the systems and processes that will make your properties run like a well-oiled machine. It’s not the most glamorous part of the business but the foundation for everything else. And just like Ford’s assembly line, it will continue to evolve and improve over time. The key to success in real estate isn’t always obvious, but with the right property management systems in place, you’ll be well on your way. –Darin Garman

Puka Nacua, Los Angeles Rams: Not many people had heard of Nacua before the 2023 season, but he proved he belonged in the spotlight. Last season, Nacua set the rookie record for receptions and receiving yards as a fifth-round selection, and he could repeat those numbers this year. Tyreek Hill, Miami Dolphins: Hill has been impressing football fans since he first took the field for Kansas City in 2016 and remains one of the fastest players in the league. He led the league in receiving yards last year, and he could do the same this year if he stays healthy. Amon-Ra St. Brown, Detroit Lions: Did anyone expect the Lions to make the NFC championship last season? St. Brown was a big reason for their success, and he’s entering the 2024 season with a new contract, more confidence, and better chemistry with quarterback Jared Goff.

Quarterbacks are often the most popular and well-known players on their respective football teams, but they couldn’t do what they do without the help of their teammates. Wide receivers are valuable assets to any team, as they run routes, shake their defenders, and give the quarterback a target to throw to. While no wide receiver has ever won the Most Valuable Player award, receivers like Jerry Rice, Cooper Kupp, and Randy Moss have been invaluable to their team’s success. Since the NFL season is underway, now is the best time to familiarize yourself with a few wide receivers poised for breakout performances. CeeDee Lamb, Dallas Cowboys: Lamb led the league in receptions last year and was in the top three for receiving yards and touchdowns. This is a make-or-break year for the Cowboys, so expect another all-star showing from Lamb.

Marvin Harrison Jr., Arizona Cardinals: Harrison Jr. was a standout player at Ohio State University last year and will surely come into his rookie season strong after the Cardinals drafted him fourth overall. He’ll have his work cut out for him with the lackluster Cardinals’ offense, but he’s still worth keeping an eye on as the season progresses.

WHAT YOU CAN EXPECT FROM THE REST OF THIS YEAR

There is a lot to be distracted about with Halloween just around the corner, and we are getting close to the end of the year, so let me be your “Uncle Darin” for just a moment.

2. We are poised to see two rate reductions with the current interest rate climate. This is excellent news. However, it will be too late for many who will see us looking at buying their properties. 3. With all the crazy political events by the hour, whoever is in the White House won’t matter because people we like will continue to rent and want safe, clean, well-managed, and well-located apartment communities like ours. This is not going away. Sure, it can be concerning with everything going on out there, and that is understandable. However, my partners, clients, and I are looking forward to it because we know we will be glad we went through another challenging environment together after things settle down — doing what most won’t do and getting what most won’t get. Coming out on top. Again, what most can’t and won’t do.

Let’s start with a quick reminder that I think the rest of this year and next will be something else! Something we have not seen since 2008 .

1. I am regularly starting to see discounted multi-family properties crossing my desk because of high interest rates. These properties will begin to pick up even more steam now until the end of the year and early next year. It will happen. It IS happening.

If you yearn to visit a European city rich in imperial grandeur, music history, and macabre memorials to death, Vienna is for you. This former frontier city of the Roman Empire expanded to become the glittering capital of a great empire for centuries. On the lighter side, Vienna’s Spanish Riding School offers a unique opportunity to see its famous Lippizaner horses perform dressage. The Imperial Butterfly House is a tropical oasis housing about 400 beautiful insects. Visitors to the “lost garden,” a vast topiary maze at the Habsburgs’ summer palace, can enjoy tales of courtiers frolicking among the web of manicured hedges — not only for playful exploration but also for illicit romance.
