Preserving affordability at Haven Columbia Pike with Insight Property Group 118 Apartments secured for workforce housing through LEO Impact Capital investment

ETHESDA, MD — LEO Impact Capi- tal, JBG SMITH’s workforce housing invest- ment management plat- form, announced that the Impact Pool, an investment vehicle it manages, made a preferred equity invest - ment in Haven Columbia Pike. This investment will preserve the affordability of all 118 apartments at the property, a garden style residential community in Arlington, VA owned by Insight Property Group . LEO’s investment allows Insight to recapitalize the property, fund significant capital improvements, and dedicate 118 units to work - force housing for families earning 60% or less of Area Median Income (AMI) – roughly $88,500 – in one of the country’s most expen- sive areas. Haven Columbia Pike features a mix of one-to three-bedroom residences spread across six buildings in a highly desirable sub- market of Arlington. “The Impact Pool’s reach has exceeded our expecta- tions, successfully creating and safeguarding more than 3,100 units of affordable workforce housing for fami- lies and workers throughout the Washington area. Scale matters when tackling hous- ing challenges. The Impact Pool is a $115 million investment vehicle that works with non-profit

and for-profit mission driven sponsors to acquire privately owned and unsubsidized housing that’s affordable to everyday working house- holds, lock in affordability, invest in the buildings, and operate them using strate- gies designed to stabilize residents rather than push rents. Since making its first investment in 2020, the Impact Pool has helped create and preserve more than 3,100 units across DC, Maryland, and Virginia, out- pacing its goal to invest in 3,000 units by 2025.
