THE MOMENT I REALIZED LEADERSHIP WASN’T OPTIONAL NOBODY’S BORN A LEADER. YOU EARN IT THE HARD WAY

National Leadership Day always makes me laugh because if you’d told me years ago that I’d be writing about leadership, I probably would’ve rolled my eyes. I didn’t wake up one morning, buy my first multifamily property, and suddenly become a leader. That’s not how it works. Leadership doesn’t arrive fully formed. It shows up awkwardly, uncomfortably, and usually right when I feel least prepared for it. When I got into real estate, I thought success was about numbers. Cash flow. Cap rates. Deals. What I didn’t think about was the moment when people start looking at you for direction. Maintenance teams. Property managers. Partners. And eventually, your own family. That’s when leadership sneaks up on you. The uncomfortable part is this: Leadership forces you to do hard things. You have to set standards, even when those standards aren’t popular. You have to say what is and isn’t acceptable, knowing full well that your expectations won’t always match someone else’s. That’s not natural for most people. It certainly wasn’t for me. I didn’t grow up taking classes on how to paint a vision or explain why standards matter. None of us did.

figure out you’re learning as you go. But here’s the truth I’ve learned the hard way: Every leader is learning as they go, even the ones we put on pedestals. Jeff Bezos didn’t start Amazon thinking, “I’d better master leadership.” Steve Jobs didn’t set out to be a role model. They built something, and leadership was demanded of them along the way. Another thing people don’t talk about enough is that most people actually want to be led. Not bossed around, but guided. Direction is comforting. In my business, most of my guys don’t want to carry the vision in their heads all day. They want clarity. What needs to get done today, and why it matters. That “why” part is everything. Without it, leadership is just a to-do list. With it, people buy in. And this doesn’t stop at work. Leadership follows you home. You’re leading a family whether you like it or not. And no, that doesn’t mean barking orders or playing some outdated authoritative role. Sometimes, leadership looks like being present, asking how someone’s day went, or sitting down together to talk about what matters next. On New Year’s Eve, we usually have lasagna and a family meeting. We talked about what worked, what didn’t, and where we wanted to go. That simple act carried more weight than any speech ever could. The longer I do this, the more I think about legacy. Not in some dramatic sense, but in the quiet, daily decisions. What impact does this choice have long-term? On my business. On my family. On people who will never know my name. When you start thinking that way, leadership stops feeling like work. It starts feeling like purpose. Leadership is a muscle more than it is a title. You build it by using it, even when it feels uncomfortable. Especially when it feels uncomfortable, and the truth is that if you’re willing to step into that discomfort, the satisfaction on the other side is worth every bit of it. –Darin Garman

What made it harder was the voice in my head saying, “Who are you to lead anyone?” That impostor syndrome is real. You worry someone’s going to

Page 4 This Isn’t a Gimmick: Your IRA Can Own Apartment Properties

How to Buy a 210-Unit Apartment Property Tomorrow With Your IRA or 401(k)

Dear Friend,

Real Estate Investment Fund. This Fund raised approximately $2,000,000 to invest in a 200-plus unit apartment property. Out of the $2,000,000, I had six investors contribute $50,000–$200,000 each from their IRA! Now, their IRAs own a terrific 200-plus unit apartment property.

For many reading this, you may already be wondering if this is a weird joke or a “new sketchy strategy” that I am hyping. I assure you that this is NOT the case. I can say this with OVER 100% confidence, not only because hundreds of my investment clients have done this over the years, but also because I have and AM personally doing this. But let’s take a step back. Can you really invest your IRA or 401(k) in an apartment property? The simple answer is YES, you can. Think of this. You are investing your IRA or 401(k) and getting all of the benefits that an IRA investment can give you, not only with the flexibility of being able to invest in quality small or even large (think 200-plus units) apartment communities, but also getting all of the benefits of income AND sale price TAX DEFERRED ! Arguably, there is no one in the multifamily real estate business who has MORE experience with this than I do with the Self-Directed Real Estate Investment IRA. This is one of the newest and most innovative individual retirement vehicles available today. For example, I recently put together a
