FROM SOLO OPERATOR TO TEAM LEADER How Hiring Employees Changed My Business for the Better
Labor Day always gets me reflecting on my journey as a business owner, especially my transformation from someone who thought he was too smart to hire employees to leading a team of 30 fantastic people today. A little over 10 years ago, if you had told me I would have this many employees, I would have laughed and proudly explained why subcontractors were the way to go. Well, guess what? I was way off! Back then, I was the guy who boasted about not having employees. I handled most of the work through subcontractors, thinking I had found the secret to a smooth, hassle-free business model. I even enjoyed bragging about it on conference calls with other business owners, convinced I had everything figured out. No employees meant no headaches, right? Around 2013, things started to change. The quality of property and tenant care began to decline, and I had to face the hard truth: I wasn’t as smart as I thought I was. The subcontractor model had its limits, and I realized I needed a dedicated team to provide the level of care and attention our properties and tenants deserved. It was a humbling moment but also a turning point. So, I made the leap and started hiring. First, a property manager and maintenance staff. Then, more roles followed as the benefits of having a dedicated team became apparent. Fast-forward
to today, and I couldn’t be happier with the decision. Instead of managing everything myself or relying on subcontractors, I now have 30 team members who are committed to our mission of leading in multifamily housing, both in management and investment. What surprised me the most wasn’t just the improved property and tenant care but the fulfillment I get from employing these 30 individuals. It feels incredible to know that I’m offering them jobs that support their families and help them grow professionally. There’s a great sense of satisfaction in seeing my team passionate about their work and knowing they can depend on me as their employer, just as I depend on them to keep our operations running smoothly. Sure, I had my fears. I pictured endless drama and conflicts, thinking that managing employees would be a nightmare. But the reality has been far from that. Yes, there are challenges, but nothing like the worst-case scenarios I imagined. In fact, the synergy within our team has been phenomenal. They bring fresh ideas, enthusiasm, and dedication that have elevated our business to new heights. One of the best parts of this journey has been seeing the organic development of our company culture. It’s not just about me anymore; it’s about them. We’ve built a supportive environment where everyone feels valued and motivated. And

this culture has become a cornerstone of our success, something I’m incredibly proud of.

IS TOM BRADY READY TO (LITERALLY) CALL THE SHOTS? The GOAT Makes His FOX Debut!
Nearly two years after signing a 10-year deal with Fox Sports, Tom Brady’s debut as an on-air announcer is officially in the books. The seven- time Super Bowl champion was on the broadcast desk for the Week 1 match-up between the Dallas Cowboys and Cleveland Browns on Sept. 8. After a college career with the University of Michigan Wolverines, Brady was a sixth-round pick, the 199th player chosen, in the 2000 NFL Draft. Talent evaluators found him unimpressive, and many sports analysts were uncertain about his future in the league — plus the Patriots already had two other quarterbacks. In the decades since, many have called this decision a stroke of luck that changed the course of professional football history, but others attribute it to the foresight and strategic planning skills of the team’s leadership. Coach Bill Belichick
saw what others didn’t during that fateful draft — Brady’s potential. This decision proved to be a pivotal moment for both the team and the player.
17 NFL records, including nearly every major record for quarterbacks, Brady is currently an all-time leader in multiple areas, including passing yards, attempts, and touchdown passes. He led the Patriots to six Super Bowl wins in 20 seasons before transferring to the Tampa Bay Buccaneers for three more years and another championship ring. Brady’s transition from the gridiron to the broadcast booth marks a significant milestone for his career. His Fox contract pays out $375 million over a decade. By contrast, his 23-year tenure with the NFL netted him around $333 million. This industry-leading deal at nearly $38 million per year earns Brady the title of the highest-paid sports broadcaster ever — just a bit more than sports commentator Jim Rome’s $30 million per year at CBS. HOW OFTEN DO GREAT PROPERTIES REALLY COME UP FOR SALE?
I just got done with a phone conference call with my private partners, and a question came up that was a really good one: “How often can I expect good projects we can invest in to become available?” And this is a great question. How often DO good properties come up for sale or can be purchased? Is there a number you can put on this per week or per month? First, let me tell you that, like anything else, everyone would be doing it if it was that easy. In other words, one of the big reasons why people get frustrated and quit on their investment property goals is because there are not enough good projects coming up often enough. In other words:
done and properties purchased. There is a lot more strategy that goes on other than, “How much property can we buy this quarter or this year?” That reminds me: A big red flag is someone who continues to sell you property after property every month or even more often. Great deals just do not exist every three weeks. That does not happen. So, once the dust settles, you are basically left with an average of one or two deals per quarter that you might be able to invest in and profit from. I know that I could go three months and not have a single property cross my desk that will work. Then, in three weeks, I will have three or four all at once. That is just the way it goes. What happens most of the time is that I will be working on a property that looks like it is going to work and spending all sorts of time and energy on it, and then out of left field, one will come up that is even better. This happens a lot, too, but again, it does not happen often.
But let’s come full circle here. How often can you expect “good enough” properties to come up? I’d be very happy if we had one per quarter on average. This is pretty good. Even though this is not as large of a number as one would expect, always remember: It just takes one good one!

Iowa isn’t just about picturesque cornfields and friendly communities. It’s also home to some of the most outrageous (and delicious) eating challenges you’ll ever encounter. If you’ve got a hearty appetite and a love for adventure, these food challenges are calling your name. Here are some of the craziest eating challenges around Iowa that are sure to test your limits. THE ADAM EMMENECKER CHALLENGE AT JETHRO’S BBQ Head to Jethro’s BBQ in Des Moines for the Adam Emmenecker Challenge. Named after former Drake University basketball star, this challenge is not for the faint of heart. You have just 15 minutes to devour a monstrous four- pound sandwich that includes a spicy pickle bun, a pork tenderloin, Buffalo chicken tenders, white cheddar sauce, fried cheese cubes, brisket, smoked bacon, and a cheeseburger. Oh, and don’t forget the pound of waffle fries on the side. If you succeed, you’ll earn a T-shirt, a spot on the Wall of Fame, and the meal is on the house. Adam Richman from “Man vs Food” couldn’t do it — can you? THE TRIPLE DOUBLE AT BRICK CITY GRILL In Ames, you can take on the Triple Double Challenge at Brick City Grill, home of the “2014 Best Burger in Iowa.” This challenge consists of six beef patties, 12 pieces of cheese, 12 pieces of bacon, a toasted brioche bun, and a double order of fries. You have 30 minutes to polish off this behemoth. Succeed, and you get a T-shirt and recognition on their website. Fail, and you’ll pay $29.99 for the privilege of trying. THE LAKE MONSTER SANDWICH AT PAPA’S PIZZERIA Next up is the Lake Monster Sandwich at Papa’s Pizzeria in Polk City. This challenge involves finishing a sandwich with a small thin Meatza pizza, a 10-ounce tenderloin, four chicken strips, a 3/4-pound bacon cheeseburger, mac n’ cheese sauce, lettuce, a bun, and 12 ounces of onion rings. You have 20 minutes to complete it. Win, and you’ll get a T-shirt, your photo on the Wall of Fame, and your meal cost waived. The challenge costs $30.99 if you can’t conquer the beast! So, are you ready to test your gastronomic limits? Whether you succeed or not, these extreme eating challenges are a fun way to experience Iowa’s vibrant food scene. Big Ben’s massive clock face, London Bridge’s walkway, and Buckingham Palace — London is known worldwide for its many historic landmarks. HIGHGATE CEMETERY If you want to see the city’s spookier side, the Highgate Cemetery is one of the most impressive of London’s “Magnificent Seven” park cemeteries. The
Victorian Gothic-style tombs and buildings were built in 1839, and it has a history of vampires, too! Multiple Hammer horror films were shot there in the 1970s, and two magicians famously challenged each other to find and kill a vampire there around the same time. Neither was successful, but it remains a popular site for lovers of the paranormal and the occult. THE FIRST PUBLIC DRINKING FOUNTAIN London is home to perhaps the most fascinating water fountain in the world. This simple granite basin, built in 1859 and adorned with the words “Replace the cup,” was the first public water fountain. Before then, water was precious, monopolized by water companies, rare to come by, and undrinkable. As people pushed for public access to water, a philanthropist named Samuel Gurney created this fountain, attached to the gates of the St. Sepulchre- without-Newgate Church on Holborn Hill. It became an instant hit. An estimated 7,000 people would stop for a drink daily when it first hit the scene.
The city has many hidden treasures, whether you hope to catch a vampire in one of London’s historic cemeteries or sip on a culturally esteemed drink.
