GENERAL MANAGER’S REPORT CEO and General Manager Al Castro gave a brief committee report as presented by its respective committee chair. A. Financial • Chaired by T. Robinson • Draft preliminary monthly financials are now prepared in a timely fashion and usually two weeks after month’s end. • These draft preliminary monthly financials for the Year End September 30, 2023, were reviewed and approved by the Finance Committee and the Board. The Audited September 30, 2023, Year End Financial Statements were completed in December 2023 and were reviewed and approved by the Finance Committee and The Board. • The Board engaged an outside consultant in March 2023 to conduct a reserve study that was completed in August 2023 to estimate the remaining useful lives and replacement costs of the components of common property of the DHOA. Management, the Finance Commit tee and the Board reviewed and approved this reserve study in August 2023. The Annual Budget Report, Annual Policy Statement and other disclosures for the Fiscal Year October 1, 2023 through September 31, 2024 was reviewed and approved by the Finance Commi ttee and the Board in August 2023 and sent to the Homeowners on August 29, 2023. • CFO, John Sotomonte gave a summary of the financials including the audit completed and approved in August 2023. B. Architectural • Chaired by K. Simmons • The Committee reviewed an approved 120 applications this season • 16 homeowners installed solar systems, 15 applications for HVAC repairs and replacements, 15 homeowners painting their exterior in accent colors, and 8 homeowners installed driveway and walkway pavers. • Other improvements included 11 new awnings, five new garage doors, entry gates, front doors, and other improvements including outdoor kitchen, atrium enclosure, patio extension, and casita enlargement. C. Landscape • Chaired by K. Simmons • The Committee reviewed and approved 52 applications this season including tree removals (20), desertscape (15), and other applications included hedge, plant and shrub replacements, installation of gravel or river rock instead of grass, artificial turf inst allations, and tree replacements.
