A MESSAGE FROM CORMAC AND DAMIEN We have successfully navigated through another financial year, celebrating the ongoing success and growth of our business. This year has been exceptionally busy, with over 40 live projects spanning diverse sectors across the UK, Ireland, and Europe. Our expansion into Europe has been robust, particularly in the realm of Data Centres, boasting a diverse portfolio of projects. We've heavily invested in our design, technology, and site teams to seamlessly manage our expanding project volume. In a significant move, Errigal Group marked this year as a pivotal point of investment. We unveiled development plans for Enkalon Business Park in Antrim and acquired two new businesses: Potter Cowan, a leading kitchen distributor, and Comfort Frame, specialising in internal wall insulation. Further details on these developments are provided throughout the newsletter.

BREAKING NEWS
We are proud to announce the addition of Comfort Frame and Motion Frame to the Errigal Group. These companies have developed a range of modular internal walling systems for retrofit and new build markets.
Comfort Frame have developed a Modular Internal Wall Insulation systems which provides a sustainable fabric first solution to enhance the thermal efficiency of domestic and public sector buildings in the retrofit market. Utilising high performance laminated panels, coupled with Comfort Frame's innovative fixing system, it is the only A2-s1,d0 rated IWI system with KIWA certification on the market at present. The opportunity for the Comfort Frame system is significant. The UK and Ireland has over 8 million solid walled homes, all of which require wall insulation and currently only 9% have been insulated. The government’s pledge to achieve Net zero by 2050 requires 280,000 homes per annum to be insulated yet currently the industry is achieving 10,000 homes per annum. Due to the unique benefits of the system versus alternative solutions we are in a very strong position to take a sizeable share of the retrofit market. The Comfort Frame range of products will help those in fuel poverty by providing a mould free, warm, clean, efficient home that reduces fuel bills, CO2 emissions and dramatically improves the lives of those that need it the most. Following on from that and utilising some of the unique characteristics of the comfort frame system Motion Frame have developed a demountable partition system for use in new build and offsite markets with a particular focus on education, health and temporary accommodation sectors. One of the key benefits of the Motion Frame system is to create a sustainable product with the flexibility of being demountable and robust for reuse in different configurations. Further R&D and pilot schemes are planned for the first half of 2024 so watch this space for further updates.
MAJOR MILESTONES ACHIEVED IN ENKALON DEVELOPMENT PLAN
Following the acquisition of Enkalon in 2019, the group has made significant progress with the planned extension of Enkalon Business Park, following extensive design analysis and a 12 week public consultation in the first quarter of 2023. Full Planning Application was lodged in July for an additional 1 million sq. ft. of commercial and warehousing space spread across 6 additional units ranging in size from c10,000 sq. ft. up to 350,000 sq. ft.
Since submission of the application significant progress has been made with a final addendum submitted on Friday 1st December. The proposal is now moving forward towards full approval at a February or March 2024 planning committee. We have also been engaging with prospective end users and there is very strong interest which with the receipt of approval should convert to committed agreements with at least 2 parties. Based on this the expectation is that works will commence on site in early Q2 2024.

This year marks another exciting acquisition of well-established kitchen supply, install and distribution company, Potter Cowan as part of a multi-million-pound deal designed to further enhance our offering to our customers. With over 75 years’ experience, Potter Cowan has a team of 50 staff working across their contracts and distribution divisions with their head office in Belfast and branches in Dublin and Cork, and a client base that reaches across the UK and Ireland. Looking back on the first 12 months the integration to the Group has been seamless which is a testament to the Potter Cowan management team led by Adrian Allen and watch out for some exciting news in the new year as we look to build on the long term success and track record in the Industry. ANTRIM OFF-SITE MANUFACTURING Our offsite manufacturing facility in Antrim handled just over 105,000sqm of plasterboard, producing products for projects in the UK, Ireland and mainland Europe. Some statistics from our production this year includes over 20 miles of defection heads, 6 acres of plywood used in our manufacturing process and over 4,000 baffle boxes sent to sites. We are recycling waste plasterboard and metal from our sites which equates to 15% of our overall production with the expectation to increase this to 25% in 2024. “Off-site manufacturing has been a game changer in improving our efficiency and productivity on site. Materials are arriving to site ready for installation with minimal need for cutting resulting in less dust and waste being produced on site.” Sarah O’Leary, Contracts Manager Looking ahead, Antrim plans to further expand its off-site production capabilities in 2024. This expansion aims to bolster on-site efficiency by facilitating faster installations and ensuring the consistent quality of the products. Last year we announced the exciting acquisition of Gillespie GRG. This year Gillespie are pleased to showcase one of their prestigious projects after being by approached by DaeWha Kang Design to work on the stunning Café Laperouse for The OWO in London, following our work on numerous high-profile projects and a proven track record in our delivery of 3D projects with GRG (Glass Reinforced Gypsum). The bespoke panels were designed using the latest BIM technology and manufactured using CNC machines for the patterns and moulds for the off-site factory production giving a better finish and tolerances with a seamless effect. Zerodec is light weight, strong and fire tested to BS and achieves Gold standard for VOC. The end result of is an outstanding composition of GRG that brings elegance and a Parisian chic feel to Cafe Laperouse. CAFE LAPEROUSE

In February our Training team were invited to Stormont for a celebration event to mark the achievements of our apprentices on both National and International stages. Brendan Duddy was presented an award for representing NI on a World Stage at WorldSkills Special Edition 2022 in Bordeaux France, and Ashley Carragher, Prince Senyah, (Hugh Treanor & Ben Henry – missing from the photo) received awards for their accomplishments in the UK National finals 2022.

In November, we had the honour of hosting our third annual Martin Hasson awards ceremony, a special event that celebrates the memory of Martin Hasson, a cherished colleague in the Errigal family who left a lasting impact before his passing in July 2020. This year's ceremony held a poignant moment as Clare Hasson presented the 'Errigal Apprentice of the Year' awards for 2022 and 2023 to Ignas Kurasovas and Joshia Buchanan, respectively. Both Joshia and Ignas have demonstrated an exceptional commitment and performance to their work with both individuals bringing a positive attitude and team oriented spirit to the workplace. FACADES SPOTLIGHT - EAST VILLAGE, STRATFORD

Construction commenced earlier this year at East Village for the extensive N26 & BST2 Lite remediation project in Stratford, London. This two-and-a-half year program of works stands as one of the most expansive façade projects to date.
The full scope of works include:
Substitution of the cladding system, cladding support frame, non-compliant insulation, fire barriers, membranes, and sheathing board with compliant alternatives. Rectifying balconies by replacing non- compliant decking and soffits with compliant solutions.

Chobham Academy This year, we initiated a partnership with Chobham Academy. Our Resident Liaison team has been actively involved in various initiatives, such as conducting Site Safety presentations that included a 'Design a Sign' competition and hosting workshops for Black History Month. We're also excited to share that we'll be sponsoring the girls' football team with a presentation scheduled for January 2024 to mark the collaboration. Community Engagement Throughout the year our team have been engaging with the local community including Chobham Academy to run a series of presentations, sponsorships and initiatives giving us an opportunity to reach out to the community in East Village. Some of these activities included a summer fete which allowed our team the opportunity to promote site safety by chatting to some of the families that live around the village. Errigal also sponsored the dog fancy dress competition, with Enda McGarrity presenting the award to the worthy winner.

Errigal are immensely proud to complete the Full Fit Out and Sanitaryware/Toilet Fit Out Package for Lendlease at Camden Town Hall. This landmark Town Hall has been refurbished to a modern specification.
STATE OF THE ART The building was handed over to Camden Borough Council in May of this year. The council are delighted with their state-of-the- art building and the level of finish Errigal has been able to achieve. Errigal are delighted to build on our partnership with Lendlease and have strengthened our existing relationship with the Tier 1 contractor. The building achieved “Excellent” BREEAM ratings.

DATA CENTRE PROJECT SPOTLIGHT: LON0102 The development of this 5 storey, 10 Colo data centre for Microsoft is the single largest data centre they have constructed in the UK. The building which encloses 520,750 sq. ft. floor area and provides 96MW of data is located on Bashley Road in Acton, an area which has begun a significant redevelopment process. Errigal have secured the Facade and internal fitout of this project for main contractor Mace. Our design and operations teams have spent the last number of months modelling, scheduling and planning in conjunction with MACE, NWA, HDR and other trade partners and are now on site to begin the delivery of this major infrastructural project. We look forward to the challenge ahead and building on the relationships created to date.

ERP Migration Project In 2023, Errigal Group embarked on a transformative project to migrate from our current on-premise ERP platform ( Plexxis ) to a new cutting-edge, cloud-based solution ( Microsoft 365 Dynamics Business Central ) managed and developed by Microsoft Gold Partner EQUE2 . This strategic shift promises to usher in a new era of productivity and collaboration for our organisation. The dynamic capabilities of this software will enable us to adapt and grow seamlessly in a rapidly changing business landscape. Real-time data access from anywhere, enhanced scalability, and streamlined processes will empower our teams to make informed decisions swiftly.
Furthermore, the expertise and support of EQUE2 will ensure a smooth transition and ongoing optimisation, allowing us to focus on what we do best – delivering exceptional projects to our valued clients. This exciting project symbolises our commitment to staying at the forefront of technology and embracing innovation. WELLBEING This year has been truly remarkable in our dedication to supporting our employees' wellbeing. At the start of 2023 we established a wellbeing committee and formulated a strategy centered around six key pillars: Physical, Mental, Financial, Emotional, Environmental, and Social. Our accomplishments in 2023 have been a source of immense pride and a testament to our commitment to enhancing well-being across our organisation, we are thrilled with the progress made. One of our wellbeing objectives was to create a wellbeing space that could benefit those at our head office. Launching during world wellbeing week in June, our wellbeing garden came to life after many months of planning and hard work from a group of employees. The team came together to construct the repurposed outdoor seating from waste timber and pallets and planting an array of flower and vegetable beds. The end result, is a wonderful outdoor area for all our employees to enjoy and continue to grow in the future. It was a wonderful, worthwhile experience involving a lot of staff from many departments, coming together to talk, design, plan, build, plant and maintain our amazing garden. DONEGAL 555 Our team of Errigal Warriors, Ciaran, Gerard, Helena, Euan Ciaran and Brendan took on the challenging Donegal Ultra 555 on Friday 11th August, aiming to conquer one of Ireland's most gruelling endurance cycle challenges while supporting Ataxia and Air Ambulance NI. From the start of the year, they've dedicated themselves to intense training for the 555km Wild Atlantic Way cycle. Staying true to the Errigal spirit, our team orchestrated a fundraising event at our HQ. The gathering welcomed familiar faces from the GAA community and past Donegal 555 champions. The day was filled with enjoyment as everyone rallied in support of our dedicated cyclists, with an incredible
€9,827 raised on the day. BUSINESS FIVES Our employees formed two teams to participate in the Business Fives corporate charity sports event in Belfast this year. Alongside an internal bake sale the event aimed to raise funds for our designated charities, Ataxia and Air Ambulance NI. With rigorous training leading up to the tournament, our employees proudly fielded 2 out of the 28 teams. Anticipation grew as one of our teams advanced to the final, but victory eluded us this time. Despite not securing a win, the team cherished the experience and valued the opportunity to network on the day. Through their kit sponsorship forms, raffle, and the bake sale, they managed to raise an impressive £1,550 in support of these causes.

At this year's 'Monaghan's Fittest Company' Corporate Relay Race, hosted by Silver Hill Duck, our team of 8 outstanding runners proudly represented Errigal! The day was filled with enjoyment as our team passionately supported a noble cause - with all of the proceeds supporting the Daffodil and Daisy Charity Fund.

MARIE CURIE COLLECTION Throughout March, our employees actively engaged in a variety of initiatives to raise crucial funds for Marie Curie, a prominent end-of-life charity. Through efforts like ‘Guess the Sweets in the Jar’ and ‘Cost of a Coffee,’ we successfully raised £795. In a generous gesture, Errigal matched this amount, bringing the collective fundraising total to an impressive £1,590.
DARKNESS INTO LIGHT In May of this year a team of our employees joined thousands across Ireland for Darkness Into Light 2023. Amidst the stunning scenery surrounding our Co. Monaghan headquarters, they walked, fostering a truly uplifting experience. Their efforts raised just shy of £2,000 for Pieta, an organisation which does incredible life-saving endeavours. We take immense pride in supporting Pieta and their extraordinary work that saves lives.
This year’s Vhi Mini Marathon in Dublin was a vibrant gathering of over 20,000 women! Among them, a dedicated team of eight women from Errigal embarked on a special mission to raise funds for the Children's Health Foundation - Temple Street. On Thursday 31st August we hosted our inaugural Charity Golf Day, in support of Ataxia Ireland (AFI) and Air Ambulance Northern Ireland. The event, hosted at Lough Erne Resort in Enniskillen, saw more than 150 golfers teeing off on the iconic Faldo course. Together, we raised an incredible £50,000. It was a fantastic day filled with great golfing moments!

ERRIGAL COOKBOOK This year, we're thrilled to announce the creation of our exclusive cookbook in support of Ataxia Foundation Ireland (AFI). Our team poured their dedication into crafting and cooking, engaging in a culinary showdown. Each month, our team members competed for the coveted honour of having their recipe featured in the Errigal cookbook. This cookbook represents a wonderful chance for us to contribute to a cause dear to our hearts, with all proceeds from the cookbook sales going directly to AFI.
WINTER WONDERLAND December marks a very special month in the Errigal calendar, as it does for so many people and families. We were thrilled to host our Charity Winter Wonderland event spanning two days which saw hundreds of visitors who immersed themselves in our captivating lighting trail, met Santa, and enjoyed browsing through the festive markets. The event was a resounding success, raising over €13,000 for Errigal Truagh Special Needs and Tru Beginnings.

DERRY GAA: TRIPLE TITLE DOMINATION!
Derry GAA's journey this year has been truly remarkable, defined by an incredible showcase of skill, resilience, and team unity which has propelled them to remarkable victories; the Senior Footballers' claimed the 2023 Ulster Champions title. Moreover, the triumph of the minor football team in the All Ireland Final and the success of the Under 20's Hurlers claiming the All Ireland titles. This year has undoubtedly been a resounding success for Derry GAA.

This year marked a milestone as we held our very first Graduation Ceremony at our headquarters in Co. Monaghan to celebrate the exceptional achievements of Conan, Odhran, Eimear, Daire, and Ciaran, each attaining remarkable success in their respective degrees. These five remarkable individuals graduated through The Errigal Degree program, initiated in 2018, which has since become a foundational element of our ethos here at Errigal. CELEBRATING SUCCESS

Eimear McCloskey: Eimear, a much valued team member for six years, has contributed her skills across various departments such as training, procurement, and finance. With a successful completion of her Business Studies degree, she is now poised to embark on her new position as the Labour Manager within the finance department. Conan Webb: Conan has been a dedicated member of the Errigal team for five years. Recently, he earned his degree in Architectural Technology and Management. Currently, he is a valuable member of the design department. Among the notable projects he has participated in are Brunel St Works, Portland 38, and, more recently, Elephant and Castle. Odhran McKenna: With over six years experience at Errigal, Odhran has become an integral part of the Commercial department. His recent graduation in Quantity Surveying and Commercial Management has equipped him with the expertise to take charge of projects spanning the UK, Ireland, and Europe. Daire Devine: Daire, a former student of the Christian Brothers Grammar School Omagh, has been with Errigal for over 5 years. Recently graduating with a degree in Construction Management, he has transitioned from the Pre Construction department to a pivotal role overseeing a significant commercial fit-out project. Ciaran McKenna: For over six years, Ciaran has been an invaluable asset to Errigal. His recent graduation in Quantity Surveying and Commercial Management has positioned him within the company's commercial department. Noteworthy projects like One Palace St and Camden Town Hall have benefited from his involvement, showcasing his expertise and contribution to these endeavours.

Working alongside McAleer and Rushe, Errigal are completing SFS, External boarding, drylining, suspended ceilings and finishes package on this 554 unit residential over 13 nr blocks. This development continues a rapid regeneration of an area close to Wandsworth Town rail station.

Situated in the northern Dublin suburb of Belmayne, O’Neill Court is a 258-home residential development and 500m2 amenity facilities. Errigal are working alongside Sisk to carry out the following scope on this development: Plasterboard Partitions & Ceilings.
Having successfully completed Phases 1, 2 and 3, Errigal are now continuing with Phase 4 of this high spec office development. We are delighted to be working with Structuretone on this high status project in Dublin’s Docklands.

Errigal are delighted to complete the Full Fit Out Package for Pfizer at their new clinical, research and manufacturing facility in Ringaskiddy. The building is due to be handed over to Pfizer this month. Pfizer are delighted with the finish of the building, Errigal will have zero defects, zero snags and zero serious accidents across the duration of the project, a testament to our management and Health and Safety record. The project also achieved Gold LEED.
Errigal are delighted to be working on the delivery of this 2 Storey Data Centre Project in Dublin 22. We are completing the Internal composite panel walls, Suspended structural ceilings, Mesh Partitions, HAC's and Firestopping as well as the full CSA fit out to the administration building.

We have recently secured the full architectural fit- out package of a 3 COLO extension to a live Data Centre in Malmo, Sweden. Scope includes, whitewall, drywall partitions, walk on ceilings, non- structural ceilings, fire rated steel fire door sets, structural HACs, wall and floor finishes. The project will be completed over 2024 in partnership with Sisk and further enroots Errigal into the Nordics.
Abbott Kilkenny facility is part of Abbott Irelands expansion plans to make its FreeStyle Libre technology for people with diabetes. The new 250,000 sq. ft. state-of- the-art manufacturing facility, will be located on the IDA Business and Technology Park in Loughboy, Kilkenny. We are working to install Gyproc partitions encasements and ceilings, along with SAS metal ceilings.
ERRIGAL TRAINING ACADEMY
The Errigal Training Academy continues to grow from strength to strength. Over the past 7 years we have had 208 apprentices come through our Academy. In 2024, we aim even higher with a goal of initiating training for 50 new apprentices.
SKILLBUILD SUCCESS
It's been an incredible year for Skillbuild, with our apprentices securing fantastic wins at both the NI and UK Finals. Back in March, our apprentices shone at the NI Skillbuild Competition, clinching remarkable victories taking the top places in the Plastering & Drywall Systems category. Notably, our academy tutor, Terry McDermott, was honoured with the Hugh Gettinby Memorial Award for Best Tutor. Terry has been a member of the Errigal team for 15 years, starting out as young apprentice himself on the tools and has worked his way up to management positions within the company. Then, in November, our team journeyed to Milton Keynes for the UK SkillBuild National Finals proudly supported by Damien and Cormac, to the Plastering & Drywall competition. Among the seven finalists, five of our apprentices showcased their exceptional skills, resulting in remarkable achievements. Shaun McKenna secured 1st place, Joshia Buchanan took 2nd place, and Thomas Donnelly claimed 3rd Place, marking an impressive series of wins for our apprentices.

Errigal are pushing forward with our Sustainability Strategy with the development of a Transition Plan to be launched in 2024.
As part of the Transition Plan the monitoring of Greenhouse Gases has meant valuable data is collated through the Errigal Carbon Tracker. We continue to develop the transparency of our data and look forward to 2024 to be a pivotal and transformation of data collected as we move towards Carbon Net Zero in 2030. The collection of data can only be achieved with the great work of our employees and will see Errigal continue to secure work and enhance the communities in which we work.

SAFETY DEMONSTRATIONS
We believe that all forms of learning, whether that be classroom or live demonstrations on site, are essential for reiterating the importance of health and safety at work. We recognise that there are elements of our works that are repetitive in nature, and this can lend itself to complacency. This past year, our safety team have carried out a number of workshops on site which have been an excellent way to engage with the workforce and ensure that best practice is understood and followed at all times on site.

ACADEMIC ACHIEVEMENTS
Darren O Connell successfully completed a Postgraduate Diploma in Building Information Management (BIM) and Digital Leadership, at Atlantic Technological University, Ireland. “The course allowed me to develop a BIM systematic strategy for our organisation by acquiring extensive knowledge of BIM theories and practices from industry leaders, while simultaneously advancing in Digital Leadership through the application of robust theories and practical software skills to enhance career progression.” Darren O Connell Linda Cronhelm successfully completed a Postgraduate Diploma in Innovation Management, at University of Galway, Ireland. “As a result of this course, I have gained a valuable framework for creating a competitive advantage through the analysis and application of innovative strategies. Jonathan McCusker, Errigal's SHEQ Manager, recently earned a Master's in Law from Queen's University Belfast, completing a two-year program with modules covering Torts, UK and European Constitutional Law, Criminal Law, Internal Market Laws, Company Law, Contract Law and Evidence. “The Master’s in Law at Queens has allowed me to critically engage with the law that is both practical and relevant to my role as SHEQ Manager in Errigal. One of the highlights of the programme was being taught by legal scholars and practitioners at the top of their field.” Jonathan McCusker Dwayne Mc Glone, Design Manager at Errigal, accomplished a distinguished achievement by earning his MSC in Façade Engineering from UWE Bristol. Dwayne dedicated two years to completing the master's program part-time and proudly graduated this year. Sarah O’Leary, Errigal Contracts Manager, recently completed an MSC in Construction Management from the University of Salford. Over 2.5 years, Sarah studied project management, construction finance, and scheduling. Her learning has empowered her to evaluate client objectives, strategise supply chains, analyse risk, and embrace emerging technologies like BIM for construction integration. “I’d like to take this opportunity to thank everyone at Errigal for their continued support over the years and for their help and guidance through the Master’s in Msc Façade Engineering. INNOVATION IN LIGHTWEIGHT SOLUTIONS
Collaborating with Fosters and Partners architects, Gillespie and Lukas Paints, our team embarked on a ground- breaking project to devise a lightweight solution that addressed the design intent, overcoming system constraints. Extensive research and development efforts were invested to ensure the realisation of the envisioned "Steel finish" by Errigal Group and their partners.

Throughout the process, we generated CGI representations, developed innovative technical details, refined RCPs (Reflected Ceiling Plans), and successfully obtained timely approval for samples - all accomplished within budgetary constraints. This endeavour exemplified a comprehensive commitment to design innovation at Errigal Group, involving not only members of our design team but our site management and company directors.
