LOCATION & GENERAL INFORMATION The Hennenfent farm is located a short distance east of Smithshire, IL or 5.5 miles northwest of Roseville, IL. The farm is further described as being located in Section 5, T9N – R3W, Ellison Township, Warren County, IL. Both tracts represent productive, Class A, tillable farmland which sells free & clear for the 2023 crop year.
TRACT INFORMATION TRACT 1 • 78.32 SURVEYED ACRES • FSA figures should indicate approx. 73.6 acres of NHEL cropland currently in row crop production • An additional approx. 3.30 acres are currently enrolled in a CRP waterway which pays an annual payment of $990 ($300 per acre) through 2032. • Productivity Index (PI): 140 (Class A) • Productive soil types include Muscatune & Osco • Access is along the south side by County Hwy 11 TRACT 2 • 79.98 SURVEYED ACRES • FSA figures should indicate approx. 76.59 acres of NHEL cropland currently in row crop production • An additional approx. 3.10 acres are currently enrolled in CRP waterways. One contract (1.90 acres) pays an annual payment of $570 ($300 per acre) through 2032. The other contract (1.20 acres) pays an annual payment of $390 ($325.20 per acre) through 2024. A small fraction of this contract applies to Tract 1. • Productivity Index (PI): 138.2 (Class A) • Productive soil types include Osco & Muscatune • Access is along the south side by County Hwy 11
METHOD & TERMS Both tracts will be sold on a price per acre basis, based on a recently completed survey. The tracts will be sold through the marketing method of “Buyers Choice,” whereas the high bidder can elect either or both tracts for their high bid. If the high bidder does not elect both tracts, then the remaining tract will be offered. The tracts will NOT be offered in their entirety at the conclusion of the auction. Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Thursday, December 22, 2022. The seller will provide title insurance in the full amount of the purchase price and pay the 2022 real estate taxes, due and payable in 2023. Buyer will be responsible for the 2023 and all subsequent RE taxes. Possession will be given at the time of closing. The farm sells free & clear of crop tenancy for the 2023 crop year. Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property. All acreages regarding CRP contracts and FSA cropland field splits are approximate and subject to final determination by the FSA office. Buyer(s) will assume the CRP contracts and hold the sellers harmless from any claims of damages once buyer takes possession.
