The loan underwriting process is a grueling one. Banks and lenders are held to the highest standards for buyer's qualifications and verifying them. An underwriter's purpose is to go through your finances with a fine tooth comb to ensure that you earned your money from a legal source and that you paid taxes on them.
Remember 2! Underwriters will want the last 2 years of tax returns and w9s or 1099s. They will want the last 2 months of checking/saving/portfolio statements. Having these on hand will make the underwriting process much more simple. pro-tip

Let's talk appraisals....
When seeking a loan to purchase a home you will need to have an appraisal performed by the bank/lender to verify the home's value. This value establishes the loan to value ratio. So if you are looking to use a 20% down conventional loan, then the bank is looking to loan 80% of the appraised value for the purchase. The appraiser's job is to write an un biased report analyzing the characteristics of the home and comparing the subject property to nearby home sales. They will make adjustments and then come up with a set value.
pro-tip Remember that value is an opinion and everyone has a different opinion on value. It is possible there may be a variance between contract and appraised price.

CONDITIONAL LOAN APPROVAL
Conditional loan approval means that you have met nearly all the underwriting requirements. The final conditions may include a final credit check to ensure your debt to income ratio is stable, employment verification, and possible receipt of the survey and/or appraisal report.
CLEAR TO CLOSE
Clear to close means that you have met all the final conditions. Congrats! Now the title company and the lender will work together to compile all of the closing documents. We will review the closing disclosure and settlement statements to ensure the contract terms are correct and funds are distributed correctly. TURN ON ALL UTILITIES FOR CLOSING DAY SCHEDULE FINAL WALK THROUGH AND CLOSING APPOINTMENT
Closing at the title company will feel more like a business transaction as we will meet in a conference room and the escrow officer or notary will review the documents with you and point to where you need to sign. Closing typically takes 1 hour; however I recommend that you take that day off work to ensure your availability if the lender or title company needs anything.
