nice to meet you ALICIA JAMMER REALTOR®, TOP PRODUCER

I am genuinely enthusiastic about real estate, and my passion surpasses the typical "closing excitement." My passion begins at the basics – learning the client's desires/behaviors, exploring the properties and then empowering them by educating them on the real estate process. Before beginning my career in real estate, I bought, revitalized, and sold my own homes which peaked my interest and after moving to Texas, I decided it was time to help others. When I began my real estate career in 2014, I accepted less of the agent role and more of an educator and advisor to each of my clients. My unique approach to real estate allows me to breakdown and analyze data, demonstrate problem-solving skills, and help my clients find their dream home. My mission as a Real Estate Advisor is to ensure that my clients’ experience is seamless. I am committed to my clients from beginning to end and pride myself on honesty, thorough communication, and determination. My loyal clientele, personal referrals, and repeat business are the building blocks of my career. When not serving my clients’ needs, I support my three children, Kaden, Kaleb, and & Kasen at their football, basketball, and track events. In my free time, I enjoy working out, traveling to new places, and experiencing new restaurants in the Houston area.

"Alicia was very helpful every step of the way during the home buying process! She is very thorough, quick at responding, and very knowledgeable in the real estate industry. She went above and beyond to meet all our expectations and found us the perfect home." -Brandon & Alexis Simmons, Buyer "Alicia is hands down the best realtor! She made sure we understood every aspect of the selling and buying process and provided more valuable information than any realtor in the past. Her knowledge of the market was unmatched and she always gave honest and helpful opinions. I would definitely recommend her to others and would not hesitate to use her in the future. She's absolutely amazing and is the reason we choose Compass for selling our old home and purchasing our new home." -Adrian & Ashley Peterson, Buyer & Seller raise our children. Since we have highly recommended Alicia to ALL our family and friends looking to purchase a home, and if you're reading this, you just found the agent for you.” -Brandon Jackson, Buyer "I wanted to take a moment to express my sincerest appreciation for the hard work and time you put into making my first home purchase a success. While my circumstances were probably a little unconventional with me working out of the country for most of the process, it was your herculean efforts behind the scenes that made this process seamless for me. Please know that it has not gone unnoticed how responsive you were and that you kept me abreast of every single detail as the process moved forward. You made me feel so comfortable enough that I could ask any questions as many times as I liked and you never waived on your professionalism. This goes for both Alicia and Alyssa, definitely a dynamic duo. I would not hesitate to recommend you as a realtor. You guys were my "one stop shop"!" -Eric Moreland, Buyer “We've all heard that the housing market is "crazy" and how difficult it is to find the home of your dreams due to the demand. Alicia never gave up even when my wife and I wanted to. Her determination got us into the home of our dreams and the neighborhood we desired to

“Alicia From start to finish was nothing short of amazing! We are 1st time home buyers and had no idea where to start. I originally was working with another Realtor but the communication was horrible and I didn’t feel like she was attentive enough. Alicia came highly recommended by another mutual friend who used her during her housing process. She has a very warm and caring spirit and when we met at the new client orientation we found out we both used to live in the same town which was so crazy and a bonus because that eased my nerves knowing I was in good hands. I couldn’t be happier with our decision to have Alicia as our Realtor. Alicia’s communication was on another level. It was times I didn’t understand the paper work while reading over things and I would text her. She made sure I understood everything even if it was 11pm. My boyfriend thought that was one of the best things about her. If it wasn’t a text or email it was a very bubbly video message (which was one of my favorite things). She made this process so smooth at times it scared me being a 1st time homeowner and not knowing what to expect. She was very thorough and knowledgeable throughout the process even the builders knew what time it was with her and I loved it. Alicia is also very well connected and to the right people. Thank you again Alicia and team for making our process flawless. I would recommend her 100x to anyone looking for a Realtor who not only understands, supports, and encourages but also goes above and beyond in every manner to make sure their client is happy and well taken care of. You have truly been a blessing to my family and we couldn’t be more grateful." -Diamond Minniefield, Buyer "Ms. Alicia Jammer is so professional! We have used her to sell two of our homes and she was on top of everything each time. We are now in the process of purchasing our new home and she has received praises from the sales consultant and title company because she is always organized and has everything together. If you are looking for a great realtor she is the person for you!" -Chris & Nicki Lane, Buyer & Seller “Alicia was attentive, responsive and diligent. The entire process was super easy and hassle free because she took care of everything, all I needed to do was show up basically. Thank you for making my first home buying experience pleasant and enjoyable. " -Amy Malkan, Buyer

THE DIFFERENCE SALES AGENT VS. LICENSED AGENT VS. REALTOR

Sales agents are hired by the seller to represent them. Little or no training is required, no professional standards or licensure is acquired. Builder's sales agents who sit in model homes is an example.

Licensed Agents are sales agents who have passed the state required exams to be licensed but are not a member of NAR, TR or HAR and therefore are not held to professional standards and code of ethics.

A REALTOR is a licensed agent who is held to professional standards and code of ethics established by the National Association of REALTORS, Texas REALTORS, and Houston Association of REALTORS. You want to work with a REALTOR

Pre-approval is the status a lender will give you stating that you are approved for the loan amount based upon your application, credit report results AND supporting documentation for application

Underwritten is that status a lender will give you stating that your file is not only qualified and approved, but just requires the property approval. This is granted by the underwriter processing your application and supporting documentation.

WHERE DO HOUSTONIANS SEARCH FOR THEIR HOMES?

Houston's REALTORS post their listings on HAR.com which syndicates to hundreds of other websites. It is governed by the Houston Association of Realtors requiring the website to be the most reliable source for available real estate.

home search tips 1. Collaborate with your REALTOR 2. Complete the Home Buyer Worksheets 3. Identify your top 10 must haves. 5. Ensure your favorite listings have at least 8 of your top 10. 4 Only search in your budget.

OFFERS SHOULD BE ROOTED BY A COMPARABLE MARKET ANALYSIS (CMA) A CMA is a report provided by your REALTOR which shows the current market activity. This shows the competition as well as the actual sold properties in the last 6 months. The sold properties show what a seller is willing to take and a buyer is wiling to pay for similar properties in the area. That provides a list of adjustments as well price range for the value of the property.

pro-tip

Insurability is a contingency for your contract which means the home has to be insurable in order to obtain financing. That doesn't include rates! It is best practice to get hazard and flood insurance rates during this time.

THE TERMINATION OPTION GIVES THE BUYER THE UNRESTRICTED RIGHT TO BACK OUT OF THE CONTRACT AND RECEIVE THEIR EARNEST MONEY BACK IF A SELLER REFUSES TO MAKE REPAIRS OR REDUCE THE PRICE BASED UPON INSPECTION FINDINGS. THEREFORE WE LEVERAGE THE RIGHT TO BACK OUT TO NEGOTIATE FOR REPAIRS OR REDUCTION IN PRICE.

THE GOAL....: TO ENSURE PRICE AND CONDITION MATCH

period FINANCING A NEGOTIABLE TERM IN YOUR TEXAS REAL ESTATE CONTRACT IS THE FINANCING PERIOD. THIS IS YOUR UNDERWRITING PERIOD TO ACHIEVE YOUR CONDITIONAL LOAN APPROVAL. THIS IS TYPICALLY 1-25 DAYS.

The loan underwriting process is a grueling one. Banks and lenders are held to the highest standards for buyer's qualifications and verifying them. An underwriter's purpose is to go through your finances with a fine tooth comb to ensure that you earned your money from a legal source and that you paid taxes on them.

Remember 2! Underwriters will want the last 2 years of tax returns and w9s or 1099s. They will want the last 2 months of checking/saving/portfolio statements. Having these on hand will make the underwriting process much more simple. pro-tip

TIME IS OF THE ESSENCE IN THIS TERM OF THE CONTRACT. IF YOU LEARN THAT YOU ARE UNABLE TO OBTAIN FINANCING AFTER YOUR FINANCING PERIOD YOU WILL FORFEIT YOUR EARNEST MONEY. act quickly when your lender asks for documents.

period cont. FINANCING

Let's talk appraisals....

When seeking a loan to purchase a home you will need to have an appraisal performed by the bank/lender to verify the home's value. This value establishes the loan to value ratio. So if you are looking to use a 20% down conventional loan, then the bank is looking to loan 80% of the appraised value for the purchase. The appraiser's job is to write an un biased report analyzing the characteristics of the home and comparing the subject property to nearby home sales. They will make adjustments and then come up with a set value.

pro-tip Remember that value is an opinion and everyone has a different opinion on value. It is possible there may be a variance between contract and appraised price.

When the appraisal report is received....

LENDER AND INSURANCE PROVIDER

They will work hand in hand with the lender to ensure the proper terms are correct on the settlement statements and ensure your first year of hazard insurance is paid at closing.

IDENTITY CONFIRMATION

To ensure the recorded documents are correct, the escrow officer will request the buyer to confirm his/her identity through social security numbers and driver's licenses.

CONDITIONAL LOAN APPROVAL

Conditional loan approval means that you have met nearly all the underwriting requirements. The final conditions may include a final credit check to ensure your debt to income ratio is stable, employment verification, and possible receipt of the survey and/or appraisal report.

CLEAR TO CLOSE

Clear to close means that you have met all the final conditions. Congrats! Now the title company and the lender will work together to compile all of the closing documents. We will review the closing disclosure and settlement statements to ensure the contract terms are correct and funds are distributed correctly. TURN ON ALL UTILITIES FOR CLOSING DAY SCHEDULE FINAL WALK THROUGH AND CLOSING APPOINTMENT

Closing at the title company will feel more like a business transaction as we will meet in a conference room and the escrow officer or notary will review the documents with you and point to where you need to sign. Closing typically takes 1 hour; however I recommend that you take that day off work to ensure your availability if the lender or title company needs anything.

ONCE DOCUMENTS ARE APPROVED, THE TITLE COMPANY CAN FUND THE FILE AND YOU CAN GET YOUR KEYS.
