Examination on Prohibition of “ball and hitch” Trailers

Background: More and more “Camper Trailers” are showing up in the Resort. I counted 28 (Not including 4 or 5 airstreams) in late October. I feel there are probably even more within the Resort now. Also included with this report are pictures of the type of trailers to which I’m referring. I feel we should get this practice stopped ASAP before we are overrun with them. They do not look anywhere near as nice as Class A’s and 5 th wheels and are cheaper made. They are designed for camping at state parks and KOA’s. We have no way of knows if they belong to owners or renters but that probably doesn’t matter. In my opinion they do not come even close to representing our image of a Premier resort. I have done a little research and I think we need to modify our CCR’s and A&A Rules to address this issue. We may need to add something such as “no units allowed which are pulled with a ball and hitch, or only Class A’s, B’s, and 5 th wheels are allowed”. No other type of trailers should be allowed without an A&A and/or board approved variance. See CCR page 5- Section 1.30 and page 25 Section 6.2 D. Also see A&A Rules page 2, Section 2, A & B. We need to close this loop hole with some better language. (See attached CC&Rs and A&A Rules) Many of the lots being sold this season are to Americans and probably most are from here in California. They probably plan to use ORPS as a “long weekend retreat or vacation spot” until retirement, so why would they want to spend $100,000 plus for a nice looking rig when they could buy a $25,000 or less camper trailer instead. We should have our attorney review any language we would be addressing or changing. There are several other Premier resorts in the Coachella Valley that restrict the types of rigs allowed in their resort such as Outdoor Resort - Indio, Desert Shores Resort and Motorcoach Country Club. In order to continue to increase our property values within our resort, I feel we need to address the issue of camper trailers. We are an RV HOA Resort community, not a campground. As Board members and Owners ourselves, we should always be looking for ways to improve the appearance of our resort. This discussion will allow for input from Owners on their thoughts about these camper trailers.
